Our Favorite 6000 Square Foot West Town Penthouse Returns: 1715 W. Ohio

Why didn’t anyone tell me that our favorite 6000 square foot West Town penthouse at 1715 W. Ohio had returned to the market?

Back in 2009, we had several fun chatters about this penthouse as it was then listed at $2 million.

See our November 2009 chatter here. (ah- the good ole days)

Some of you thought the list price was crazy and that it wouldn’t sell for anything over $1 million.

Others thought it would sell closer to ask.

The penthouse was reduced to $1.799 million by November 2009 wherein it then went under contract.

Many of those who thought it would sell closer to the ask felt vindicated that it was under contract.

But wait!

It never sold.

The listing was withdrawn.

A few months ago, it returned to the market, reduced to $1.73 million.

If you recall, the unit is no ordinary penthouse.

The 3-bedroom duplex has 14 to 17 foot high ceilings and a private high speed elevator to take you to your unit.

The 30×20 master suite is on the second floor and has a fireplace.

The other two main floor bedrooms aren’t too shabby on space either at 29×21 and 20×13.

The unit also has a 1700 square foot cedar rooftop deck with gas fire pit and views of the city.

The kitchen is “gourmet” with an oversized Brazilian granite island and SubZero and Miele appliances.

With the upper bracket market seeing some life, will 2011 finally see the sale of this penthouse?

And at what price?

  1. A floorplan would be useful. I see all sorts of floor to ceiling windows from the outside, but I don’t see many in the interior pictures nor can I get a sense of what is where from the pictures.

    While the place is beautiful, why do you need a high speed elevator to go up so few floors, and who is shopping with this kind of money in this neighborhood?

    price will be interesting though…$1.7MM would buy you a lot of great places with views in West Loop/West Town/River West, etc.

  12. There are buyers, albeit fewer, who want the high end luxury of this unit wiht the anonymity that accompanies it. Some rich don’t like all of the fuss and obvious weath that comes with a LP, GC or RN address. This is how Tribeca in NY became so popular with the rich….it began as a haven for celebrity and later became the neighborhood for bankers,etc.. Initially, it was the anonymity that drew residents b/c people did not expect these types of residences there.

    latest comp in that hood for large luxury: 6bl west (nice block though), built 2007, 6bdrm/4.5ba, 5300 sq ft, full rooftop / garage decks… sold $950k. $180/sq ft.

    Personally, I think the expense is in details like this which is why I get frustrated when some cc’ers…just compare, location, sq foot, and granite/appliances. At the luxury level, details like this matter…but cost a lot.

  23. I suspect that it is going to be tricky to get an appraisal for this price point. Perhaps that is a contributing factor to the cancelled contract.

  24. Appraisers are easily influenced. Anyone who knows anything about real estate can easily bypass a lousy appraisal.
