  4. Really great place, not so great a location. Given the location, the 2003 – 2007 jump was too much (the 2007 seller was extremely luckly timing wise; a better peak price would have been more like $519k, give or take $10k). This should close for between $469 and $489k.

  8. anonny and sonies – curious about your location comment, as I’ve been looking at a few SFH’s in this area, including one around the corner on Southport. With the church across the street it seems to keep some of the noise down you would otherwise expect on a larger street like Southport, and the walk to Armitage corridor isn’t bad. I don’t mean to suggest it is what anyone would call the preferred Lincoln Park location, but it doesn’t seem that bad.

  9. I’m a little confused by the condo designation on this one. There are two floors, I clearly see Belden out the front windows and the deck appears to be in back. Are there three floors in this building? Or is it that the units share a common entry space?

  12. That section of Southport has so many potholes it’s like driving on the moon…

    This is a good area for people who have to commute to the north burbs as there’ easy access to the highway, or who drive to work in the loop. I don’t think this would ever be considered the Lincoln Park neighborhood however, unless you are a realtor.

    I see this one closing for just under $500K, probably in the 480-490 range. I would be curious as to how many units are in the building and how they are laid out based on the interior photos.

    At rush hour or on weekends, heading West out of that area, no matter how you try to navigate it, is a clusterfck. You’ve got to contend w/ not one, but 2 diagonal, 3 street intersections; the Clybourn ones AND the Elston ones.

    I’m thinking we have vastly different ideas about “easy access”. My “easy access” consists of under a mile, for travel in or outbound, that can be done in under 5 minutes.

    This is a major exaggeration. I drive in this area every day and there is never much of a backup at these intersections. You can easily get inbound at Webster or outbound at Armitage within 5 minutes. I’m not sure it’s a huge selling point but this does have good expressway (and Metra) access. I expect if you mapped it both would be under a mile.

    It’s much better than Logan Square access to the inbound Kennedy, because you’ve go to go across Fullerton on the surface if you get on at Logan, or you have to get screwed by Elston/Fullerton/Damen (which IS terrible) if you try to get on further South. It’s usually better to go north to get on at Diversey.

    WHA???!??!?!?! Where in Logan would you have to go EAST of the Kennedy to get on the Kennedy? From the square proper, you take Logan to the Western/Logan inbound on ramp (to the Fullerton Ramp); from points south you just take Fullerton.

    And outbound, you’d use California or Kimball, depending on where you’re coming from. In NO way would one have to cross Elston to get on the Kennedy from Logan Square.

    It doesn’t really sound like you know the traffic flow around there very well. Your approaches totally suck because of general backups around that intersection at Damen and Fullerton, and the fact that if you get on at Logan/Western, you still have to go across Fullerton at the next exit to get on at the next entrance. Coming East on Fullerton to the expressway is usually significantly backed up past Western during rush hour and at other times. The Clybourn and Elston intersections between the subject property and the Kennedy are child’s play compared to the time suck that is The Greater Whirlyball Popeye’s Tennis Facility Medium-term Urban Traffic Parking Area.

    Yes, these kind of suck if you’re not already pretty far north in Logan Square. California/Diversey is good if you’re that far north, though, but it’s still not that close for a lot of people in that neighborhood.

    Anyway, the point is, it’s totally wrong to say that it’s hard to get on the expressway from the subject property. It’s definitely better than Logan Square (which I brought up since I was responding to a logansquarean). I did that commute for about 10 years, and now I get on the Kennedy at Webster, and the commute from the Belden property is definitely quicker to the Kennedy.

    Where in *Logan Square* would you have to live to need to pass thru there to get to the Kennedy? And if Fullerton is so, so very awful b/t Western and the Kennedy (yeah, it usually is), why is getting on the Western ramp such a bad idea? I’ve maybe *once* had it take a 2d light cycle to cross Fullerton, and that’s about a backup on the Kennedy + the flow signal + idiots not double-queueing on the ramp.

    And, to be clear, notwithstanding the fact that B’town is in the Logan Square Community Area, I am excluding B’town from Logan Square, and, anyway, from B’town, it’s Webster/Damen or Armitage.

    Also, not getting on the better/worse compared to this unit.

    The part that’s in the real world, where if you want to get on the Kennedy at Fullerton from the west you have to wait through a light or two at Western, then sit in stopped traffic all the way to the onramp, partially because of the time it takes traffic to move through the intersection I keep mentioning. That part.

    I am picking my words with care, and you keep reading past them. Thru (and through) mean *through*, not “deal with a back-up created by other people trying to get thru (or through)”.

    And the cure to sitting forever to go two blocks on Fullerton is a left turn and using the Western ramp. Yeah, yeah, left turn backup. Then esso-asso thru the alley behind Quenchers and right turn off Montana. Yeah, yeah, possible getting across Fullerton backup. Whatever.

  22. Alright, I’m done arguing about traffic. The original comment was that there’s not easy access to the highway from the subject property. That’s very wrong. You can argue all you want about highway access from Logan Square, but you’re wrong, too. Unless you go down to Armitage or Webster or up to Diversey, it sucks.

  23. Actually love the area. Rented at Webster and southport for years til I finally bought at Clark and belden. I think I that I preferred that area more than my current location. Expressway access was great! Less then 5 minutes anytime of the day. Also 5 minute shot down belden to lake or LSD. East Lincoln park is a pain. I wish I could move my current unit over there. Lincoln park/depaul area is probably one of the best neighborhoods in the city in my opinion.

  25. Hi All! Thanks for checking out my listing at 1408 W Belden. To answer some of your questions…

    This unit is a condo duplex in a 5 unit building. There are two duplex units, three simplex units. The duplex units both have private entries from the street, while the simplex units share a common entrance at 2300 N Southport.

    The fence is part the common property and will remain intact. It fully encloses the backyard to provide security, but also so that dogs can utilize the back yard without staying on a leash!

    To access the 94, I suggest taking Webster to Elston, north to Fullerton and getting on/off at Fullerton. That route literally takes me 5 minutes.

    The sellers are moving to San Francisco, not Naperville. They need to sell and will consider all offers.

    As Sabrina noted, we lowered the price to $495k. We’ll have an open house this Sunday from 12-2, come check it out! The Bears don’t play until 3:15 this week.
