Own a 5-Bedroom SFH for the Price of a Condo in Lincoln Square: 2140 W. Montrose

This 5-bedroom single family home at 2140 W. Montrose in Lincoln Square has been on the market since November 2011.

In that time, it has been reduced once by $30,000 to $499,000.

Built in 1929, it is on an oversized 37×125 lot.

And no- there is NO El in the backyard (like we’ve seen with some other houses in this neighborhood in this price point recently.)

The listing says it was a “new rehab in 2007.”

It has hardwood floors throughout the main level. The kitchen has cherry cabinets and what appears to be stainless steel appliances but no granite counter tops.

Two of the 5 bedrooms are on the second floor, the third is on the main level and two are in the basement.

The house has central air but no garage- although there appears to be space for 2 car parking (so presumably you can probably add a garage.)

Is this a deal compared to the townhouses and duplex condos we’ve seen on the market?

  1. Seems like this should sell pretty easily (barring any structural surprises). Montrose wouldn’t be too bad right here. Nice proximity the heart of the square. Monster yard!

  3. Sorry – the location on Montrose ruins it for me.

    I wonder how the floors are in this house? Old frame houses tend to have issues with floors not being level due to uneven settling of the foundation, I’ve found. Not a deal killer, but also kind of annoying.

    Was there a time when Montrose wasn’t as busy of a street as it is today? Did the city expand the street at some point by reducing the front yards/eggress? It seems like there are a lot of nice homes up and down Kids like to play out front and you cannot keep them in the backyard all the time so this location in addition to the unrealistic price point ruins it for me too.

  5. This is a great location, aside from being on Montrose. If it were around the block on a side street, it would seem like a good deal. But then it would probably be priced a lot higher.

  7. Nice home but lots of reasons it has sat so far…

    1. Ugly siding
    2. On Montrose
    3. Ugly coachhouse next door
    4. No garage (yet)
    5. Only 2 bedrooms up
    6. The basement is chopped up into two small bedrooms, laundry and a small family room. If you are going to live large in the basement it’d be nicer to have a big family room and only one bedroom I think.

    Still, a decent deal but will last awhile whether the realtor or owner want it to.

  9. Street view reveals that the front-view photo was very deliberately framed. There’s some kind of weird cinderblock-and-glass beauty salon immediately to the left of the frame and butting up against the sidewalk. This is in a nice little strip of decent-looking SFHs, but this particular one appears to look across Montrose into an alley across the street.

    4 blocks to Montrose Brown Line–less than 10 min walk or a bus stop outside your door. In the summer, Montrose is a stellar E-W bike access to the lakefront–10-15 min to lakeshore path and Montrose Harbor from this location.

  13. Actually, Montrose in summer can be a traffic nightmare on Cubs weekends, especially when baseball traffic blends with traffic headed to the lakefront for various activities. And don’t get me started re: “Welles Park Folk Festival” weekend! (And that’s the only negative thing I’ll say about Welles Park, otherwise an excellent family-friendly venue.)
    Sounds like the basement level might be used as an in-law apartment-winkwinknudgenudge…

  14. I didn’t even notice the no garage. So they wanted over half a million dollars for a property on a busy street with no garage? Seriously! I don’t know what situation the sellers are but it cannot be a good one at this price point.

  20. Montrose get very busy during rush-hour because it’s a feeder-connector to both Edens and Lake Shore Drive. This section has a very blue-collar frame house vibe. House needs a buyer who will make significant compromise to live in Lincoln Square, but it’s well-situated for someone who wants a “walk-to/bike-to/el-to” location.

    Hate it when agent includes basement bedrooms in tally – doubt that these bedrooms are code-compliant legal occupancy bedrooms, and sleeping in the basement is a good way to develop chronic respiratory problems.

  21. agree that driving montrose east from lincoln square to the lakefront is a time-suck. Esp. on weekends. Many times it took over a half hour to drive from foster/oakley to montrose beach. Not a big deal if you like slow moving traffic, but with small kids every second counts. God forbid there should be a festival closing off parts of Clark/Broadway/Ashland, or a Cubs game, or lakefront event. In that event, deal with it, or don’t go east.

  22. Architect – Basement bedrooms are something of a “tradition” in the older neighborhoods of Chicago and other urban areas. As a family increases and children become teenagers, who don’t really need to sleep close to the parents’ bedrooms, it becomes a wise move to move Junior and his computers, music equipment, etc. to a private location away from the main living spaces. That’s either the attic or the basement. Easier and cheaper than finding and buying a new and bigger house.

  23. I like this home….I think its in a great location by the library , the park and walking distance from the montrose el. I am looking for a home with a big yard for my two dogs and the yard seems perfect…..I was initially looking at a condo because my price range is between 450,000 and 500,00 but this seems to be in my price range….almost too good to be true. Everything looks redone and it was updated in 2007 so im definitely gonna take a look.

  24. huge yard, seems like a great deal for that area. At that price in that neighborhood its hard to get a wide lot, on a complete rehab. With central heat and air heat, a garage and granite would be a breeze to install.
    seems like i bargain. As far as busy street goes i think thats where the discount in price comes in. Landrosh builds one block north on agatite and pays 550,000 for tear downs. in my opinion house has so many options based on lot size. house will be sold by march 1st at the latest at that price.

  25. Actually took one of my clients to see the house. Like i thought it would, it has a lot of potential. The house is very nice and it has a great warm feeling inside. My client has narrowed his options down to 3 houses and this is one of them. The greatest thing about the house is the location. It is steps away from Welles park and the sulzer library. This may be the deciding factor for my client.
