    Not priced to sell. Priced to languish. They have countless competition in the $500-$600 range all over Norwood, Edison, Oriole, etc.

  5. Weird rehab. It lacks continuity. Appears the top floor was added. Has vintage character in some places, uninspired modern fireplace and newer new finishes elsewhere. Listing says brick, but appears to be veneered with stucco?

    It’s an oddball house to me. I know nothing of the neighborhood but don’t like the house.

  7. Beautiful area. Still the problem with high school. Many people in the area end up sending their kids to ND in Niles. Most of the ‘hood is city worker or has roots in the area as a result of family that were city workers. Few Big 10 transplants that lived in the GZ end up moving to norwood park. They’re more likely to end up in naperville.

Not bad, but pales when viewed next to ChiBuilder’s comp (the floors of which are really something, as is the basement, which is a lot nicer than most basements in the price range, not to mention to the parkside location). But as HD points out, there might be school and demographic issues going against the area, at least when it comes to houses over $500k. Heck, $750k goes a long way in Evanston or the north shore (a block or two west of GB Road), let alone Naperville. And the Groove score is…

  9. In fact when I went looking for my future home in the suburbs, I stopped off in a local eat-in deli. Randomly spoke to young couple who said they were from out of state, looked around, really liked ‘the circle’ in norwood, but ultimately chose the burbs out due to realistic pricing and schools.

  10. This house has (had) such potential but is such a mishmash as TB commented on. That third floor addition is hideous, as are both fireplaces. The step up into the master bath is a fail as is that awful chandelier in the other bath. Why take a vintage home and ruin it?

    The West Circle comp is much better (overall and price-wise) although those diagonal floors drive me wild. Once again, why not go with the true original hardwood floors that aren’t so out of place?

    I’ve seen vintage rehabs done right but these are not. (although West Circle is maybe close…)

    anonny is right – the north shore west of GB has become almost competitive with the far NW side of Chicago and the other suburbs with less “cachet”. Some north shore prices have really taken a hit. It’s another reason why I think GZ prices have a ways to fall yet. Hell, you can even get a small SFH in Kenilworth for the price of LP duplex down.

    (and even closer to the lake than 2345 Southport…just needs paint)

  14. Groove, we went to look at it at the Open House and no one was there. If it went under contract I bet they canceled the open house but didn’t bother putting up any signage to indicate it.

    there were a few open houses, on the market a while at a higher 799k price down to 749k and now at 649k

    its worth a look IMO, its a bit odd at first and bland but if you go in with a creative eye you will see the awesomeness that it is.
