    it’s not that small, each of those wall tiles is 12″x12″. based on the “in fashion” rectangular wall tiles and the floor tile pattern, one could surmise that this rehab was very recent. It’s funny, they spend all that money and don’t stay in the unit to enjoy it.

  5. The professional VHT wide angle lens photos make the unit appear longer than it actually is. Most lofts don’t impress me. This however impresses me because it’s an honest to goodness NY loft

    The price of that unit sure impresses me…

    I looked at another unit in this building, #101, which had a much nicer layout than this unit, in my opinion. The building has some very nice lofts, but the location is obviously suspect. My dad and I walked around the area one day and it was pretty quiet and residential, lots of families, etc. It’s close to Western, but didn’t feel close to the Western “riff raff” (which I think is a bit exaggerated to begin). All comes down to the same compromise; quality of space or quality of location?

  7. nice place. my only beefs are that the kitchen has almost zero counter space (put an island in !) and really ? Metal corrugated metal stairs ? Do you really want to be clomping up and down those ? Looks like an entrance to an L stop.

  9. Cool loft and I like the private roof space although based on the photo it does not look that private as the neighbors can easily hand you a beer! Kitchen is in bad need of an island or extra counter space.

  10. Cool place, but the asking price seems really high for this location. The bathrooms in particular may not be bottom end, but the finishes aren’t anywhere near demanding 125k more than the 2001 price. I think this goes for right at 400.

  14. This is West Town?!?! No way… definitely Ukrainian Village. I wouldnt move here unless the price was half this is listed for…

    My friend rented right across the streets from this building and had his place broken into twice, and car broken into once, within a one month span (March 2012)… I question the safety of this neighborhood at night. (I am very aware of the risks of city living and have been broken into before, but 3 break ins in one month is just crazy!)

  15. Also agree that this is definitely UKV. A similar, but larger and better finished place, sold on green in west loop for 520, so I think 475 for this location is overpriced. If it were at Damen or east it would be a place I would have loved to have considered!

  19. Wikipedia is a good starting point but I’d get other sources before relying on it for neighborhood boundaries. Anybody that disagrees with a neighborhood boundary (IE: one hoping to gentrify an area/reclass into better nabe) can alter wiki definitions so I’d be careful. IE: Graceland West vs. Uptown.

    Heck the “South Loop” even extends past the highway these days to 26th street 😀

  21. I don’t consider this Ukrainian Village. Sorry! If it is then entire west side of west town is Ukrainian Village- which it’s not. But that’s just me.

    But then- I only consider the actual historic area to really be it anyway (where they have the signs in the neighborhood.) That is north of Augusta. But I understand why everyone wants to market this as it. It sounds so much better than just saying West Town.

    The Ukrainian Village Neighors Ass’n uses Chicago Ave as its southern boundary. That’s the line set when UV was designated an “official” neighborhood by Jane Byrne back in the 80s. The historic district is a 10-year old creation.

    The Ukrainian National Museum and Saints Volodymyr & Olha Ukrainian Catholic Church are south of Chicago Ave.

    Residents of the area south of Chicago Ave have long considered themselves residents of Ukrainian Village. I’m sure they’ll all appreciate your input as to their mislocation / misjudgment.

  30. My parents saw this unit over the weekend. They were impressed by the character, layout, and finishes, but the unit had some drawbacks. To put it nicely, my dad said the unit looked like the last place that Colonel Kurtz lived in before he went to Cambodia, as parts of the unit were very dark overall. Numerous, small Buddha statue(s) were placed around rooms, and a sign on the outside of the front door said: “When You Are In, You Are On Camera” – quite a bold thing to say to potential buyers. Didn’t know Buddhists were so suspicious of thievery… so much for tranquility…

    They also said one of the bathrooms was also extremely dark, which would make achieving enlightenment in the egg-bathtub extremely difficult, and turning on the sink required turning a knob under the faucet. The finishes, they thought, were nicely chosen/placed throughout, but there was a lot of wear and tear on them.

    Combine all these things with the inflated price of 475k and the questionably safe location, and my parents left the place whispering to themselves, “the horror!” ok – I jest but someone will probably end up paying around 450k for this given that unit 101 sold for 425k (2bd/2bth 2100sq feet, nice finishes). My parents loved the unit despite some drawbacks, but the location and price ultimately discouraged them.

    In unrelated news, my dad has some small buddha statues that he…found… and would like to sell. $50/statue or best offer. Any takers?

Does it really matter what is called what? E.g., if you paid the same monthly dollar amount, whehter you called all of it interest or all of it principal or something in between (subject to boundary conditions), does the amount you would owe to pay off the loan after year X differ? Does it matter, other than for tax implications, in which case why not pick what is optimal for taxes?

    Um, yes? If I understand what you are asking.

    Simple example: Loan of $1000. Interest of 6%. Monthly (amortizing) payment of $10.

    Month 1 = $5 interest, $5 principal. Remaining principal = $995
    Month 2 = $4.98 interest, $5.02 principal. Remaining principal = $989.98
    Month 3 = $4.95 interest, $5.05 principal. Remaining principal = $984.93
    etc, etc.

    Guess you could characterize the principal payments as “pre-paid interest” and in future years pay more principal, but that creates consumer lending regulatory issues, among other problems. Bascially, if that’s what you want, you need teh Ze-approved I/O loan, but then you also get a lower monthly payment–if you paid as much as you would on an amortizing loan, then you’d be reducing the principal thru voluntary pre-payments, much the same as if you paid $12 instead of $10 in the example, and you next month’s interest payment would be lower (which is how a HELOC typically works).

    “always” and “full” are sufficiently overdefinite that the fully accurate answer is “not really”, but if we’re just concerned about being close enough without getting into all the details, then yes, the scheduled payment includes the full amount of interest due that month. Which is why making one extra full amount payment per year turns a 30 year repayment into a ~23 year repayment–you dramatically decrease the monthly allocation to interest.

  60. The Patch originally got its name from an abandoned quarry that had been converted to a city dump. That piece of ground became Smith Park over 50 years ago.

    I’ve studied Chicago neighborhood boundaries intensively for many years, and talked to many people in every part of Chicago. I”ve never heard anyone refer to anything east of Western Avenue or seen any published reference to anything east of Western – where the subject property is – as being in The Patch.

    The City’s neighborhood map, which used to be published by the Department of Planning, and was based on surveying residents and businesses about their location, contains no reference to The Patch because the name faded out of usage years ago.

    I’ve earned my living, G, by earning credibility with consumers and remaining independent of the real estate industry even while being paid by it. It’s called having integrity and working to gain knowledge – an approach that’s alien to the CribChatter ethos, which consists of sliming the good guys and the bad guys alike.

    The video was shot in September of 2008, prior to Quincy’s completion and before any buyers had moved in. Talk to the buyers and see if any of them agree with you about Lev.

    I’ve talked to a number of buyers at 235 Van Buren, and none of them can fairly be called “suckers” – but then fairness is not a concept that you guys have any acquaintance with. Any acquaintance at all.
