Is Bucktown hot enough to command $323 a square foot for this loft?

  1. This is good looking place in a decent location. I hope that this sells close to list. I think that the psf number seems a bit high but appreciate the many extras in this place.

  3. I bet the lack of the third bedroom picture means the place was converted to a large 2 bedroom. Lookin at the pictures, I bet the third bedroom was in the middle of the long living and dining room area. You can see that there are three distinct living areas. Dining Room, Sitting Room and Living Room. My guess is the sitting room (area with two sofas) was the third bedroom/den with a wall at one point…

  4. comps in that area are selling at $200/sf. Even with the high ceilings, nice finishes, etc., it will be take some slick salesmanship to get over $500k.

    Nah, the 3d bedroom wouldn’t have been directly across from the kitchen.

  7. Looks like unit 301 sold earlier this year for $680k. . .

    This building is pretty nice, probably the best lofts I’ve seen in Wicker / Buck. And real loft + real bedrooms is the way to do it (w/2 parking spaces). I’d want top floor though. . .

    The home depot kitchen/baths pain me at this price. Place is screaming for modern. . .

  10. If you can live with 2 bedrooms, there are more lofts to choose from in the Wicker Park/Bucktown area. I’m a real estate broker and I recently showed a buyer some units in the old football helmet factory lofts on Wood Street. Much less expensive than this unit and great location close to the Division Blue line stop, bars, restaurants, etc. in Wicker Park/East Village.   11. I saw this place. It presents as pretty beat up and is not nice. They are crazy to think they will get anywhere close to this asking price.
