On The Market For 2 Years And Still Waiting For a Buyer in Old Irving Park: 3919 N. Tripp

This 3-bedroom single family home at 3929 N. Tripp in Old Irving Park has been on the market for 2 years.

It is a short sale.

This was new construction. The listing says it was built in 2005.

There are no interior pictures of the house.

The listing says there is a full basement and hardwood floors throughout.

All three bedrooms are on the second floor.

There are also 3 fireplaces and a 3 car garage on a larger than standard Chicago lot of 33×166.

Originally listed in August 2010 for $1.515 million, it was reduced 11 months later to $900,000 which is where it sits.

The bank filed a lis pendens 34 months ago.

How long will it be before houses like this are taken out of the inventory?

2013?

2014?

2015?

Ewa Marchut at K&L Realty has the listing. See the listing here (no interior pictures).

  1. That house is ginormous. How are there only 3 beds and 2.5 baths?

  2. “This was new construction.”

I am sure at some point in time everything is new construction.

  3. I used to drive by this house everyday, including in 2005, and if I remember correctly, it was a 2 flat that was basically gutted and a new facade was put on. It is not brand new construction, if my memory suits me. I think the house next door, the house to the north, was done around teh same time using the same construction techniques, gutting a two flat and building a new house and new facade around it. I love the $1,000,000 in mortgages on the property ($750 plus $250).

  4. “How are there only 3 beds and 2.5 baths?”

The assessor thinks it has 4.5 baths.

  5. But hey it has a 3 car garage! Also, isn’t this up the street from the YMCA and that other Tripp house that gets featured here and cannot seem to sell?

Not too bad, walk up to Irving and Keeler about 2 blocks and there are cabs. I wouldn’t say they’re plentiful, you may have to wait up to five minutes, but you’ll catch a cab. It’s about $20 with tip to get to downtown or back with tip. It may be west of pulaski but it’s not BFE.

  8. I don’t understand why they bother to keep it on the market. It’s obviously not priced right or it would have sold.

  10. I think that “20 bucks” estimate is from a cheap bastard who isn’t tipping… its 20 bucks from Ogilvie to irving and lakeshore with no traffic and no tip, i’d imagine its a tad more expensive than that to get here

That does seem a little low.

“its 20 bucks from Ogilvie to irving and lakeshore with no traffic and no tip”

Then again, that seems a little high.

    Also, Uber works pretty well.

    It’s usually more like $16.00 plus $4.00 tip, maybe $21 for a $5.00 tip.

You’ve picked pretty favorable to you start/endpoints and the calculator *you* have offered still suggests at least a $22 fare. I’d be ok with an argument that $22-23 is about $20, but that’s not the direction you’ve gone in. I’m not sure $16 on the meter is achievable, certainly not usually, perhaps hardly ever.

  15. Icarus, I’ve read the damned thing three times and I still can’t figure out how you put your foot in mouth. By saying that you couldn’t afford a neighborhood that you thought Julie lived in but that she doesn’t actually. You could have put your foot in mouth by e.g. saying you wanted to get the hell out of where you and apparently she both live, but that’s not what you said.

  16. DZ, thanks for the feedback. Is there a reason you provide it here instead on my own blog?

  17. “I am sure at some point in time everything is new construction.”

Yes, you are right Jack. I phrased this poorly. It doesn’t appear anyone has lived in the house for quite some time. If they rehabbed/constructed it in 2005- then it is “new” only in that it hasn’t sold to anyone else in the meantime.
