This 2-bedroom corner unit in The Grand on Grand at 200 W. Grand in River North just came on the market.

Normally, it would be just like every other 2/2 in the newer high rises in River North that were all built in the last 10 years.

But the listing says it has a “redesigned kitchen” by a Merchandise Mart Designer.

No more dime-a-dozen cherry cabinets and stock granite countertops here.

The seller was nice enough to put a picture of the kitchen “before” so we can compare it with the “after.”

A wall was removed and it now has Wood Harbor custom built-ins, Wolf Commercial, Subzero and Ann Sacks tile.

The unit is located on the floor right underneath the penthouses and has north and east city views.

It is listed, if you include the parking which is being sold for $33,500, about $100,000 more than the 2007 purchase price.

Will putting in the completely custom kitchen pay off?

(By the way- before some people complain about the assessments, remember this building only has 106 units and it has a doorman.)

  1. The building has 27 floors. The 21st floor is not under the penthouse floor. The penthouse is the 27th floor.

    The finishes are nice but this isn’t more than 1200sqft IMO so $550 a sqft? Not likely in this building.

    Perhaps this is a make me move listing?

    Yeah, ask price is rich for the size. Assessments seem in line and I like the location. I don’t care for the kitchen colors but I do like the new layout. I see this selling with a 4 in the front.

  4. I like the kitchen and the colors, it’s nice. The PPSF is pretty rich though, doubtful they’ll get that for a 2/2 in Chicago.

    Speaking as a Bob proclaimed (or would that be proclaimed by Bob?) Epicurean… Some of us epicureans enjoy both dining at fine establishments and cooking as well.

    BTW.. I thought you had previously described yourself as more of a L or XL with need for tailoring, so maybe you are informing us that you are a loose M in jockstraps?

  8. For this price, I will buy in MP West (1201 S Prairie Ave). According to redfin the sales has finally begun after related took over and I see that 3102, 2802, and 4305 have sold for 365-670K range. They are over 1600 sf and there is both an indoor and outdoor pool. I don’t recall which tiers are the north facing ones, but the views from those are sick. I wish Sabrina would do a post on MP West sales.

    Agree with Gringo.(.about the kitchen not the jockstrap comment.)..you can’t eat out every night..and if you like good food, you like good food. Usually those are also the people who like to entertain at home (never understood people who live in condos who actually use the “party,” room..if your inviting me over to your house for a party it should be IN your house.)

    And don’t fret Groove, my experience are that clothes are made for the typical american male with a big waistline, small ass, and small neck. If your a bigger guy you have to buy off the rack and your shirt tail is always coming up and the added problem of splitting your pants at embarrassing times.

If you are implying that there are a lot of fat people (and there are), wouldn’t there be far fewer XL and XXL clothes (because they would sell out) and far more M’s (because no one can fit into them)? That’s how it is with women’s clothes. It used to be that, come sale time, there’d be a ton of smaller sizes (0-4) and a ton of larger sizes (12 and up), and if you were in the middle (6-10), there was nothing left. Now, the large sizes are all gone first and the small and medium sizes are still available at sale time. This is good for those of us in the middle. (However, sizes have crept up so much over the years that I can frequently fit into a size 4 now, although for most of my adult life, I was a 6 or an 8,)

    Now, what was I saying about this property? Oh yeah, I like the new kitchen better than the old, but not enough to pay almost $700K for a (small) 2-bed.

    i can see that, but it seems like its more that they produce more xl and 2xl’s than M’s or S’s due to demand.
    I am not talking back of the store sale rack hand me downs and please just by this we dont want it. i am talking fresh out the box front of the store stuff will have 10 xl’s 8 xxl’s and 3 meduims 5 larges. and if its a month old you aint finding a M.

    you are correct in that the sad sale rack in the back does have a huge section of small sizes but the reason its on sale for 95% off is its liquid turd ugly and nobody wanted then and still doesnt want it now even if they give it for free.

    That’s a good one. Veering off topic still… I am continually running into/hearning about women and/or wives that have to work and it’s putting alot of stress on them and the families. I recall that Sabrina put up a spirited rebuttal to my claim that most women would rather not have to work, and would prefer to have a rich husband paying all the bills, be stay at home moms, etc. I think 70% of more of women slugging it out in Chicago, working and commuting, etc. are miserable and they bitch (rightfully so). It’s the TV that bullshits these women into being working-stiff suckers, because for every Hillary Clinton or Diane Sawyer type job, there are 100,000 women that are just miserable and pissed off they have to work their crap job.

  58. IMO there’s no way a condo should be higher priced now than in 2007. March 2007 was pre-bust (I remember because I refinanced just a few months later) and the prices were at their peak. It looks like the seller is trying to recoup the $$ they spent on the high-end kitchen. You can get a better 2/2 elsewhere for $100k-200k less and spend $50k on the kitchen and come out well ahead.
