Tired of the Same Old Cherry/Granite Kitchen? A 2-Bedroom in 200 W. Grand in River North

Apr 11 • River North • 274 Views • 59 Comments

This 2-bedroom corner unit in The Grand on Grand at 200 W. Grand in River North just came on the market.

Normally, it would be just like every other 2/2 in the newer high rises in River North that were all built in the last 10 years.

But the listing says it has a “redesigned kitchen” by a Merchandise Mart Designer.

No more dime-a-dozen cherry cabinets and stock granite countertops here.

The seller was nice enough to put a picture of the kitchen “before” so we can compare it with the “after.”

A wall was removed and it now has Wood Harbor custom built-ins, Wolf Commercial, Subzero and Ann Sacks tile.

The unit is located on the floor right underneath the penthouses and has north and east city views.

It is listed, if you include the parking which is being sold for $33,500, about $100,000 more than the 2007 purchase price.

Will putting in the completely custom kitchen pay off?

(By the way- before some people complain about the assessments, remember this building only has 106 units and it has a doorman.)

David Baran at Prudential Rubloff has the listing. See the pictures here.

Unit #2106: 2 bedrooms, 2 baths, no square footage listed

  • Sold in January 2005 but there was no price listed
  • Sold in March 2007 for $582,500 (included the parking)
  • Currently listed for $659,900 (plus $33,500 for parking)= $683,400
  • Assessments of $794 a month (includes heat, a/c, doorman, cable, exercise room)
  • Taxes of $3622
  • Central Air
  • Washer/Dryer in the unit
  • Bedroom #1: 15×13
  • Bedroom #2: 11×11

The building has 27 floors. The 21st floor is not under the penthouse floor. The penthouse is the 27th floor.

  2. sonies says:

    650k+35k for parking? Wowwww

The finishes are nice but this isn’t more than 1200sqft IMO so $550 a sqft? Not likely in this building.

Perhaps this is a make me move listing?

  3. looking to buy says:

Yeah, ask price is rich for the size. Assessments seem in line and I like the location. I don’t care for the kitchen colors but I do like the new layout. I see this selling with a 4 in the front.

  4. homedelete says:

I like the kitchen and the colors, it’s nice. The PPSF is pretty rich though, doubtful they’ll get that for a 2/2 in Chicago.

am i the only one that finds it odd that the same people that want to be very very close to all the great eating establishments also want a *chef’s kitchen?

hmmm no wonder the f’ing clothes racks are filled with xxl’s and xl’s yet there is only one medium on the rack and its the color i dont want.

  6. homedelete says:

“very very close to all the great eating establishments also want a *chef’s kitchen?”

The buyers spent all their money on the condo, and now, have no money left to eat at those great eating establishments. And if you mean ‘great’, are you talking about the Weber Grill, or ESPN zone, or Rainforest Cafe, or the Rocking and Rolling Micky D’s, or Giordianos, or the abundence of panera breads and potbellies?

  7. gringozecarioca says:

“am i the only one that finds it odd that the same people that want to be very very close to all the great eating establishments also want a *chef’s kitchen?”

Speaking as a Bob proclaimed (or would that be proclaimed by Bob?) Epicurean… Some of us epicureans enjoy both dining at fine establishments and cooking as well.

BTW.. I thought you had previously described yourself as more of a L or XL with need for tailoring, so maybe you are informing us that you are a loose M in jockstraps?

  8. miumiu says:

For this price, I will buy in MP West (1201 S Prairie Ave). According to redfin the sales has finally begun after related took over and I see that 3102, 2802, and 4305 have sold for 365-670K range. They are over 1600 sf and there is both an indoor and outdoor pool. I don’t recall which tiers are the north facing ones, but the views from those are sick. I wish Sabrina would do a post on MP West sales.

  9. miumiu says:

    The kitchen is refreshingly nice.

  10. jenny says:

Maybe they upgraded the kitchen for the aesthetics…like how people have pianos, but never play them.

“am i the only one that finds it odd that the same people that want to be very very close to all the great eating establishments also want a *chef’s kitchen?”

Agree with Gringo.(.about the kitchen not the jockstrap comment.)..you can’t eat out every night..and if you like good food, you like good food. Usually those are also the people who like to entertain at home (never understood people who live in condos who actually use the “party,” room..if your inviting me over to your house for a party it should be IN your house.)

And don’t fret Groove, my experience are that clothes are made for the typical american male with a big waistline, small ass, and small neck. If your a bigger guy you have to buy off the rack and your shirt tail is always coming up and the added problem of splitting your pants at embarrassing times.

  12. sonies says:

“no wonder the f’ing clothes racks are filled with xxl’s and xl’s”

    no XL-tall though :(

    I hate shopping

    No you moron

I love how fools like yourself like to try and degrade the area by naming all the awful chains nearby. What about

    Graham Elliot
    Coco Pazzo
    Naha
    Sunda
    GTFO
    G&G’s
    Kinzie Chop house

?? If you are implying that there are a lot of fat people (and there are), wouldn’t there be far fewer XL and XXL clothes (because they would sell out) and far more M’s (because no one can fit into them)? That’s how it is with women’s clothes. It used to be that, come sale time, there’d be a ton of smaller sizes (0-4) and a ton of larger sizes (12 and up), and if you were in the middle (6-10), there was nothing left. Now, the large sizes are all gone first and the small and medium sizes are still available at sale time. This is good for those of us in the middle. (However, sizes have crept up so much over the years that I can frequently fit into a size 4 now, although for most of my adult life, I was a 6 or an 8,)

Now, what was I saying about this property? Oh yeah, I like the new kitchen better than the old, but not enough to pay almost $700K for a (small) 2-bed.

This shows that you’re in the middle of nowhere. Being west of LaSalle puts you in inferior-RN. What’s even worse is the “renters” over by the ECB have a hipper location now. Isn’t the only neighborhood amenity for the subject property the Binny’s?

The before/after shots of the kitchen are a nice touch. High $500k’s (with parking) should do it. As anon likes to say, those red knobs on the stove are expensive.

Thats because you’re a cheap douche.

Your wife must be thrilled. Good thing you knocked her up

I never pictured Groove as a little 15 1/2 inch neck, M guy. Clothes for SWPL are designed by homosexuals in NYC and the goal is to completely metrosexualize and androgynize and feminize the males of Millennial generation. It’s quite sad to see…. so many young men buying into the wimp identity. You pretty much have to assume the urban male is homosexual (all have the man-purses, hair “product,” pretentious eyewear, the borderline anorexia, finicky food eating, etc.) but then work backwards for evidence of straightness: Betting on the Masters golf, etc.. The 2XXL and 3XXXL you see at Kohl’s is for the Hispanics that never work out and eat endless corn masa and lard.

  22. homedelete says:

Wow, you get all riled up for nothing. I’ll never understand why you take stupid internet knock on RN so personally. You rail on the suburbs all the time and I could care less, but I mention the rock and roll mcdonalds a few blocks west of this unit and you start insulting my wife and child. Not quite sure where this came from….

ps the wife is way cheaper than I am. WAY cheaper.

“Thats because you’re a cheap douche.
Your wife must be thrilled. Good thing you knocked her up”

  23. homedelete says:

and she comes from a family of tightwads that probably have more money than every member of you and your extended family combined. But I suppose that’s probably why they have so much money, because they never spend it.

  24. homedelete says:

helmet – you just described the twinks! You must be a bear, huh?

  25. helmethofer says:

hd: LOL, I had to look that term up. These urban Millennial nominal heteros are consciously or subconsciously mimicking gay twinks, agreed. However the twink isn’t doing any of the work, right? Their fragile straight counterparts, in contrast, don’t look like they could physically manage any action with a woman, or even want to.

  26. jenny says:

I would prefer to date a guy who is slightly overweight because that likely means he doesn’t ride a bicycle everywhere…nothing says romantic like a guy showing up at your house on his bike and expecting you to drive him to the date.

  27. Mitch says:

Once again…HH does parody posts right? Cause if they are they are hilarious..and if they aren’t..well hilarious in a different way!

“It’s quite sad to see…. so many young men buying into the wimp identity. You pretty much have to assume the urban male is homosexual (all have the man-purses, hair “product,” pretentious eyewear, the borderline anorexia, finicky food eating, etc.) ”

Oh my God..thanks HH…after all these years, this description made me see, Jesus..I’m actually STRAIGHT!!!

  28. DZ says:

“she comes from a family of tightwads that probably have more money than every member of you and your extended family combined”

Okay, latest face off. Combined wealth of mrsHD’s family vs sonies and his extended family. Hope at least one of the groups is *well* into the 8 figure range to make this worthwhile.

  29. helmethofer says:

If Mrs.HD was so wealthy, and hd has a decent income, then why aren’t they on the North Shore instead of NW corridor?

  30. homedelete says:

hh: see the tightwad comments above.

  31. gringozecarioca says:

“Hope at least one of the groups is *well* into the 8 figure range to make this worthwhile.”

That would mean HD = Peter from Family Guy.. That falls within a workable framework for me.

  32. sonies says:

Ok i’ll admit that was a bit of a low blow, sorry the 156 bus I was on this morning hit a cab so I had to walk quite a ways to work in this shit-tastic weather and that put me in a foul mood.

She already told us the story.. He showed up on a modified Tandem bike with the 2nd seat missing and they wound up dating for 3 years.

  35. gringozecarioca says:

ooops.. Sorry Jenny… my bad… it was WestLoop that told us that story…

“?? If you are implying that there are a lot of fat people (and there are), wouldn’t there be far fewer XL and XXL clothes (because they would sell out) and far more M’s (because no one can fit into them)? ”

i can see that, but it seems like its more that they produce more xl and 2xl’s than M’s or S’s due to demand.
I am not talking back of the store sale rack hand me downs and please just by this we dont want it. i am talking fresh out the box front of the store stuff will have 10 xl’s 8 xxl’s and 3 meduims 5 larges. and if its a month old you aint finding a M.

you are correct in that the sad sale rack in the back does have a huge section of small sizes but the reason its on sale for 95% off is its liquid turd ugly and nobody wanted then and still doesnt want it now even if they give it for free.

  38. CH says:

was it really the bicycle that made it the last date or were there bigger problems?

  39. Groove77 says:

F’ing gold, gold i tell you. even top comedy writer strive to be half as good as this. you are by far the best CC poster ever to grace this place. please never ever leave.

I started riding the bike a year or so after dating my wife. It’s way easier to get around the lake view on a bike anyway, and, there’s no street parking in the lake view after about 4:00 p.m.

  41. homedelete says:

hh: your sad park ridge house just sold for $390,000 after sitting on the market for just over 60 days.
    http://www.redfin.com/IL/Park-Ridge/1611-Habberton-Ave-60068/home/13658088

hmmmmm…..for a family of four….a 2/2 in the lake view for $390k or an entire home, albeit dated, in a great suburb near a train line for the same price…..

I’m not saying one location is superior to the other, i’m just saying for those of us that live on a budget, this is the far better decision, because I don’t have the $800,000 necessary for a house in the lake view.

  42. Milkster says:

“I did have a guy ride his bike to my house before a date and then expected me to drive us both to the restaurant.”

Did he expect you to pay for your dinner too?

  43. Madeline says:

I don’t understand people who live in the city driving on dates (or, really whenever going out, date or not). Why wouldn’t you take a cab?

  44. Mitch says:

Do the kids today actually “date,” anymore? And HH lives in Lakeview??? No wonder he has a thing for homos…he is surrounded by them!

  45. Icarus says:

  47. helmethofer says:

“No wonder he has a thing for homos…he is surrounded by them!”

Homos bought the sad Park Ridge house because mid-century modern is “hot”. No sense furnishing a mccrapbox or loft with mid-century modern furniture when you can get the whole house and do it right. It’d be nice if some of the millennial chicks started looking like MTM from Dick van Dyk show, and get rid of the ugly tattoos and grunge.

  48. homedelete says:

There’s a dude with an Ivy League degree who works at Pfg. That’s the state of the market right now. Is awful out there for new lawyers.

  49. Mitch says:

I didnt think that house was so bad..but people are really tough on the real estate around here. Not a midcentury modern homo myself but to each their own. If the gays have it I am sure the house will look annoyingly perfect in no time.

“It’d be nice if some of the millennial chicks started looking like MTM from Dick van Dyk show, and get rid of the ugly tattoos and grunge.”

Now THIS is where I agree with you HH…or Elizabeth Montgomery in early Bewitched when they just went to color…smokin’ HOT.

Tho worse is when you go to a Sox game and you see the fat ass drunk girls with mouths like truckers who ACT like guys. When I look at their husbands or boyfriends I always think “Man, you might as well be screwing a dude!”

“Tho worse is when you go to a Sox game and you see the fat ass drunk girls with mouths like truckers who ACT like guys. When I look at their husbands or boyfriends I always think “Man, you might as well be screwing a dude!””

That’s a good one. Veering off topic still… I am continually running into/hearning about women and/or wives that have to work and it’s putting alot of stress on them and the families. I recall that Sabrina put up a spirited rebuttal to my claim that most women would rather not have to work, and would prefer to have a rich husband paying all the bills, be stay at home moms, etc. I think 70% of more of women slugging it out in Chicago, working and commuting, etc. are miserable and they bitch (rightfully so). It’s the TV that bullshits these women into being working-stiff suckers, because for every Hillary Clinton or Diane Sawyer type job, there are 100,000 women that are just miserable and pissed off they have to work their crap job.

  51. homedelete says:

“because for every Hillary Clinton or Diane Sawyer type job, there are 100,000 women that are just miserable and pissed off they have to work their crap job.”

The husband has to share in household responsibilities, like picking up and dropping off at daycare; housework, days off for sick days, etc. It’s not easy especially for a household without a lot of flexibility.

  52. homedelete says:

The wife told me that there are basically two camps. The stay at home moms mostly stress about not having enough money for the finer things in life, and the working moms lament not spending enough time with their children.

  53. sonies says:

IMHO most, not all, women should have at least part time jobs as it keeps their minds from wandering to the crazy side of things when you’re at home.

“like picking up and dropping off at daycare; housework, days off for sick days, etc. It’s not easy especially for a household…”

Ha ha, exactly. Oh, but don’t you know? The women are supposed to “Lean In”. They’ve recruited Sheryl Sandberg to be puppet for all the brainwashing lies. Her book is ghostwritten anyway. Follow the lies to your own peril, ladies. The reality is what hd describes above.

  56. gringozecarioca says:

“IMHO most, not all, women should have at least part time jobs as it keeps their minds from wandering to the crazy side of things when you’re at home.”

I never let my wife work. Last thing I needed after a day at work was to come home and listen to her bitch about her f’n day at some menial bs job.

  57. sandra says:

IMO there’s no way a condo should be higher priced now than in 2007. March 2007 was pre-bust (I remember because I refinanced just a few months later) and the prices were at their peak. It looks like the seller is trying to recoup the $$ they spent on the high-end kitchen. You can get a better 2/2 elsewhere for $100k-200k less and spend $50k on the kitchen and come out well ahead.

  58. Sabrina says:

This unit just reduced $50,000 to $599,000.
