  1. Is that desk on the second floor in the hallway or is that part of a bedroom? Also, how wide does that garage look? I wonder how awkward it is to pull into that space.

    That desk appears to be in a library/office that you access through the staircase in the kitchen.

    The garage is just a 1-car. It appears, from the picture, that you have to pull in sideways. Kind of like parallel parking.

    And you have to let any front seat passenger out before parking, and you have to get out before closing the garage door. Beats the heck out of driving around that hood looking for parking, but is still not too user friendly.

I agree that this garage is better than no garage, and depending on the width of the alley, it may be better sideways than the normal way, as it can be very difficult to back into alley garages in the city based on my experience. The room with the desk just doesn’t look right to me. Maybe the camera is placed at an odd position, but it makes the room look larger than it can be. Sauna in the basement is a fail – would have to remove that. Overall square footage is around 1450? That is my estimate.

    I’d guess the interior footprint at ~35×20, so it’s a question of counting–saying “2100” (35x20x3) is non-fantastical, but inaccurate (“truthy”) . 1450 is probably giving the place a bit short shrift. I’d expect a reasonably diligent/accurate measurement would be around 1700-1800.

  6. 22 by 35 times 2 is 1,540 less some interior walls would be ~1,450. I guess the basement could be counted as well, but it wasn’t clear if all of it was finished.

    I think that’s generous, with the stairs, but certainly close enough to not complain much.

    Think that most of the basement is finished, and so long as one doesn’t take the Architect view of below grade space, 17-1800 is probably right on for actual usual floorspace (counting the sauna as usable).

  8. A few months ago I doubt this would have sold in a day if it looked like when i toured it, the lower level carpet was pulled away from the wall in a way that would give anyone pause as to if there are moisture issues, something the musty smell only enforced. Otherwise a really cool and unique property on a great block that will work well for the right buyer, although the unit to the east appeared unoccupied and uncared for.
