5 Bedrooms and 5 Fireplaces All For Under $1 Million in the Gold Coast: 1210 N. Astor

This 5-bedroom duplex down in the historic 1210 N. Astor in the Gold Coast just came on the market.

Built in 1897 and designed by Holabird & Roche, this south and east facing first floor unit has all of the vintage features you would expect from this era.

The unit still has the original hardwood floors, pocket doors and plaster moldings along with 10.5′ ceilings.

There are 5 fireplaces, 4 of them on the main level and 1 in the lower level.

3 of the 5 bedrooms, including the master bedroom, are on the main floor. There is also a massive 12×8 “dressing area” off the master bedroom. What do you think this room was originally supposed to be in 1897?

The kitchen has white cabinets and stainless steel appliances with what looks to be granite counter tops. There is also a nearby butler’s pantry.

It has central air and in-unit washer/dryer.

One listing I saw said it has parking but I don’t think this building, with just 14 units, has any deeded parking.

Is this a deal for this space?

Beth Wexner at @Properties has the listing. See the pictures here.

  1. I think the assessment is killing the sale price potential.

  2. Seems like a good deal for the space. The high assessment is to be expected. Most of these buildings don’t have parking, so I wonder if parking is in a nearby garage.

    Yeah, that it, it …

    wait…

does that make sense? The fact that they are asking a million dollars is hurting the sale price of the place? So, if they asked $500,000 for it, they’d be more likely to get $1.2 million for it? Color me confused!

  7. It’s a beautiful unit and I like the layout aside. It’s a roomy 3/3 on one level with additional space downstairs. This isn’t a typical duplex down and I think most of the chatterati would agree. The place is great even without the basement.

  8. This is a beautiful apartment. Duplex down for the family room is no big deal and different than living in Lincoln Park with a lower level.

But that would reduce comment volume on CC 3.0 by 50%!
