With many two bedrooms in the neighborhood selling for over $700,000, is this 3-bedroom, with 2-car parking included, a deal?

  1. I’ve been seeing a bunch of properties lately in the GZ which haven’t sold quickly and I’ve been asking, “why is this still on the market?”

    Look for some posts on those properties next week.

    Sad to say, this really is a very good deal for the area, given prices on comparable units in the area. It seems bland and uninteresting to me, but it is fairly spacious, in a newer, full-amenity building, and in an area that always has been a prime neighborhood very attractive to international buyers, and almost everyone else.

    The best features, besides the high floor and the neighborhood, are a kitchen that actually has enough counter and storage space for a family and for real cooking, and the large master bath. But the quality of the appointments and appliances is disappointing, but you can improve the place.

  4. This is a hard sell for a family with young kids — not enough play space and storage. Many people want higher level finishes and don’t want to do the work. They would rather pay slightly more and build in improvements to their mortgage b/c rates are low. Maybe this seller would do better to put in a better kitchen.

    That may be. But 2/2s are a hard sell for those with kids too and many of those are selling for the same price as this two bedrooms (albeit with upgraded finishes.) A buyer could do a lot just by painting those kitchen cabinets and putting on new hardware.
