Looking for that Green Zone 3-Bedroom? 1523 N. Wicker Park in Wicker Park

1523 N Wicker Park

This top floor 3-bedroom at 1523 N. Wicker Park in Wicker Park came on the market in August 2014.

At 1750 square feet, it has hardwood floors throughout.

The kitchen has stainless steel appliances and cherry cabinets.

The master bathroom is marble.

It has the features buyers look for like central air, washer dryer in the unit and it has not just one, but 2-car gated parking.

There’s no doubt that this property is IN Wicker Park as it sits directly across the street from the park and is around the corner from some of the areas most popular stores and restaurants, including Big Star. You could almost roll out of bed and be on the Blue line at the Damen El stop as well.

This is one of the hottest neighborhoods in the city with restaurant bigwigs vying for space on Milwaukee and Damen and new restaurants being announced almost monthly.

It is listed for $539,000 or over $100,000 more than its 2005 sale at $424,5000.

Is over $500,000 the new reality for 3-bedrooms in the Green Zone?

Sean Glascott at @Properties has the listing. See the pictures here.

  2. “Tree top views”

and el-top noise. This place is at least a 10-20% discount compared to a hypo identical place on Schiller, no?

  3. Meh.

What a shame…. a pretty old building rehabbed into total blandness. Looks like a tract house somewhere.

On the plus side, it is comfortable, roomy, in perfect condition, cheap to operate, AND has 2 gated parking spaces, so I figure it will fetch close to ask.

  4. Its right on the tracks, so while it seems like a deal (even though bland, low quality finishes are in here) its not really… doesn’t the blue like run 24 hours?

  5. “and el-top noise”

Wife used to live on this street. She swears noise was not that bad. Though I think maybe she lived the next block over, so no chance of station noise and the trains slow down a lot before the tunnel.

  11. Only a deaf person should pay this kind of money for a condo right on the tracks.

Narrow, but also top floor, garage instead of outdoor parking, better deck, similar if not better finishes, also a bland-rehab but slightly more character, and NOT on the tracks, just sold for $467k:

  12. Roma, the unit you linked has a lot more charm and interest… too bad about those dropped ceilings (for furnace ducts, I guess) in the living room.

OK, then, the featured place has now dropped to $425K as far as I’m concerned.
