Is the South Loop the Best Deal in the GZ? A 1-Bedroom at 1307 S. Wabash

1307 s wabash

This 1-bedroom loft in 1307 S. Wabash in the South Loop first came on the market in April 2014.

While this is a loft, it doesn’t have the features many loft lovers look for.

There’s no timber, exposed beams or exposed brick.

But it does have high ceilings and a unique boxed ceiling and original hardwood floors.

The kitchen has maple cabinets and a combination of stainless steel and black appliances.

Although it only has 1-bedroom, it also has a den and 2 full bathrooms.

The unit has the other features buyers look for including central air, washer/dryer in the unit and parking is available for $30,000.

At $289,000, it appears more affordable than any of the new luxury rentals.

    5 beds, 12 food-poisoning receptacles.

But this place is not luxury. The only nice thing about it is the ceiling. Poor finishes, no window in the bedroom, no views, and the list goes on.

I wanted to post “There are much better options (IMO) in the neighborhood at this range.” But then I went and did a search on Redfin and saw that actually 1BRs with poor finishes are selling in this range. Now I know why some are tempted to say we are in a bubble. Although I personally am not convinced.

  5. BTW, isn’t this one much nicer? I don’t get the pricing on these units.

  6. That mailbox shot isn’t really helping the listing.

  7. We used to live in this building. Walls are paper thin and the building is constantly on the brink of collapse which translates into hefty potential special assessments. Also needs new elevators, with a leaky moldy basement garage. Other than that, it’s fine.

  8. I like this place, but not having a window in the master bedroom is not appealing. On the other hand, this place is very affordable and the assessments are low. If I were in the market now, this is the exact type of place I would tour.

Oh, and the bathroom ratio is perfect. The more bathrooms, the merrier. Oh, if only I could afford that place with 12 toilets and only 5 bedrooms!

haha this cracked me up. I would donate if you start a GoFundMe. I feel people’s harness little quirks should be preserved and supported πŸ™‚

At the risk of permanent banishment, does this mean Jenny and the over-priced shoe lady have chronic diarrhea?

Aside from the visual…EEEWWWWW!!! DZ, jenny would not like japanese terlets. They depend on a woman having standard plumbing.

I told you that you needed to work on your logic and reasoning skills. But then you start copying and pasting insults from thesaurus πŸ™‚

Let me explain this a bit more to you as you seem slow to grasp the point, usually when someone calls someone else’s habit a quirk (a peculiar habit), it means they don’t have the same habit. To explain even more to you, that means I am totally fine with a 1BR having one bath.

Of course, the above preference in terms of number of the bathrooms a place should have does not necessary imply thatI don’t have permeant diarrhea.

    Hope this helps HH.

  16. What type of Japenese toilets? The ones with the built-in bidet, seat heater, or the ones with the sink on the top part of the toilet? I don’t like any of those things. A brand name toilet isn’t important to me. I HATE the toilets with the screws at the bottom with those little caps on top.

I prefer a this type of toilet: http://www.wayfair.com/EAGO-Ceramic-Dual-Flush-Elongated-Toilet-1-Piece-TB351-EAGO1003.html

It doesn’t have weird grooves that look ugly and are difficult to clean.

I meant bidet, heater, soothing music, etc. but we have prob explored this as far as necessary.

“Dual flush, huh? You must be an environmentalist.”

Always thought if you had dual flush the big flush should be allowed to exceed teh gpm regulatory threshold, as it would average out, but I suspect not.
