This brick building was built in 1890 and was the former warehouse for State Street’s Boston Store. It was converted into 78  loft condos in 2006.

Two-thirds of the building is timber and the other third is concrete. It has 11 to 12 foot ceilings.

This unit is one of the concrete units.

The kitchen has dark wood cabinets, granite counter tops and Viking appliances.

The living room has wood floors but one of the bedrooms has porcelain tile.

The unit also has several unique features including a “Florida Room” which has a wall heating/cooling unit.

The loft also has a massive 2000 square foot terrace with grass.

It has come on the market for $133,000 more, including the parking, then the original peak price in 2006.

  4. Nice place. The terrace may belong to the unit, but it sure isn’t private, not even a little bit, and that would always bug me being out there in a fishbowl.

    If by “practically on top” you mean “on the State St side, 80’+ away”, thne sure.

    This unit (and terrace) is on the street side of the building.

    Read the redfin notes: “According to listing agent, there are already multiple offers in.” Totally believe it–were I looking for something this size, and considering SLoop, would be all over it.

  9. Living in an urban area you have to get over some privacy issues. I wouldn’t care if my neighbors saw me playing with my dogs or reading a book outside.

  12. I wouldn’t wear skimpy clothing out there, but does it really matter if someone looks at me if I don’t know they are looking? I would be very unhappy if there was a flasher. Is it illegal to flash someone from another building?

    I am used to it though seeing as my desk faces a hotel and anyone there can see me. I see all kinds of weird stuff working next to a hotel, but I haven’t been purposely flashed and haven’t heard stories about anyone else having that happen.

    I admit seeing American Sniper freaked me out though, albeit in a different way…

  13. Hmmmm. I like! Even has the full height wall and window with natural light in the second bedroom. Away from El tracks and on an improving stretch of State Street. I suspect it was actually under priced. And that is rare in this market.

    Everyone needs to chill about privacy on a roof terrace. We see open garage deck patios all the time and it is rare (penthouse or odd setback) where there is true privacy. Actually I was going to comment on two great features of this terrace.

    1. This is the best installation of a three season porch I’ve ever seen in the city. It actually allows you to be outside and covered from the elements and enjoy being outdoors and not in your neighbors views. Simply awesome! Eat without cigrarette butts raining down on your table. The developer or seller even added a small heat/ac unit greatly expanding the use of that interior/exterior space on all but the coldest/warmest days.

    2. For young kiddies that grass carpet is perfect. It is a really easy place to play and burn off steam for a 2-6 year old. And being located right outside your door your nanny recruitment will be easier. They will love this feature as there will be many easy play dates for your kiddies about 10 months of the year!

    The only challenge I see is having the open master with no doors. That becomes a problem when the kids are a bit older. Otherwise great place and decent pricing for the space. Likely already under contract.

    Ah yes, the priced too low theory because the home actually generates interest and multiple offers.

    Unlike the priced too high theory, like a nearby neighbor subscribes to, who list their house way way way to high right out of the gate, hold firm for a month+, receive zero – yes zero – showings, then blame a general ‘market slowdown’, lower the price a whopping 5% and say “I hope this does the trick!!!” No, Virginia, that WILL NOT WORK. Your house is a dump and needs $100k in work just to bring it back from the early 20th century into the early 21st century. NO ONE is buying that house to live in without mucho trabajo, (despite the realtor telling them location, location, location, so price HIGH). Knock $100k off the to give someone room to do the work, ya know, and maybe you’ll have some decent interest. The place would normally be a teardown but there’s no way, no way, the village is going to let some developer tear down healthy 100 year old black walnut trees and replace them with a faux brick facade mcmansion. I will be the first person at the zoning board hearing threatening an injunction if I get wind of a tear down!

    Well that is somewhat true but not exactly crazy. Actually I think the flooring choices work well. The main areas all have that united wood floor that even cross over into the kitchen. I’ve done that on all my homes as it is more in unison to the open concept. The master bed and bath share the same tile and running pattern. That is solid. The kids bedroom is carpet and quite colorful but not a bad choice. Second bath seems like same color and style as master but with a slightly different shape. That is likely due to the smaller size of the room. That also helps to unite the spaces.

    The oddball is the three season porch. While I’m not usually a fan of slate floor a wood or wood laminate floor was not a good choice there for obvious reasons. Perhaps they could have used the same tile as the baths with a throw rug or some Flor tiles. Perhaps that would have been more to your unified preference but I’d take the slate over that choice in a heartbeat.

    Anyone have any clue if you can do a grass green roof on the top of a townhouse or something like this terrace? I would imagine you could but are they not strong enough to have dirt and drainage systems? Anyone ever do a grass roof like that before?

  24. You can do a rooftop pool so yes, real grass can be done. Just structural and drainage support. Lake point tower has a park in the sky!
