    AV up 70%. I’m sure there will be an appeal, but if they do not prevail, that will mean next year the taxes are more like $22k.

  3. This unit is a blue-eyed bargain relative to other things I’ve seen offered at a comparable price. It really is a great unit, in a beautiful building and perfect location.

    And the taxes will STILL be reasonable at $22,000, which is, after all, only slightly more than 1% of the CMV. The current taxes are a gift.

  5. At this price, it is a buy. It is on freaking Michigan Avenue. I have to wonder, why did they decrease the price so much so quickly? The buyer could have decreased it by 100K every month and they probably could have found a buyer.

    Yes, I agree that if they had reduced it by $100k every month since they listed it, they would have found a buyer by now, as the most recent reduction would have been the 15th, and they’d have been asking $1.15m.

    Even if they’d have started dropping it $100k a month after they reduced to $1.999 in March, and it were at $1.299, that’d probably work, too.

  7. Very nice place. Perhaps cash can be paid on the side with a lower purchase price to help keep the taxes low.

  8. I guess I am in minority here, but I don’t like the place too much. It does not seem to get much light and I don’t care for the levels going up and down much.
    Finishes are not cheap, but not my taste again. Just too much a like an admiral club in my opinion.

    Terrace is a separated but also somewhat shared strip
    View on terace was taken at an extreme angle
