New Construction Luxury Homes Going Up All Over Lincoln Park: 2018 and 2020 N. Dayton

2018 n dayton

These 2 new single family homes at 2018 and 2020 N. Dayton just came on the market in Lincoln Park.

Both houses are 6-bedrooms and 5.5 baths with 5200 square feet and are being built by Foster Design.

They are being built on the standard Chicago lot of 25×125 so they only have 2.5 car garages.

The listing says it will have a Chef’s grade kitchen and quarter-sawn oak floors.

The master suite will have a spa bath.

There’s a top floor den with skylights and a retractable door that opens to a 35 foot lanai.

These houses are near the shops/restaurants of Armitage but are west of Halsted, which some on this blog have called not the “real” Lincoln Park.

There are 52 properties on the market, both condos and single family homes, priced between $2.5 million and $4 million in Lincoln Park. 6 are currently under contract.

This is the upper echelon of Chicago’s real estate market.

How long will the good times last in this price bracket?

Daniel Glick at @Properties has both listings. You can see the pictures here (they use the same pictures for both listings.)

  1. What an environmental monstrosity. Who — of the elite buyers/owners of these places– *actually* need that much space? Sickens me to think about it. More ubiquitous homes for the rich that drive up median sale prices, furthering the realtor rhetoric of “rapid appreciation! BUY NOW!”. What a joke.

  2. How is the build quality of this type of house? I think I would prefer a late 1800s brownstone to one of these new builds, like this one: http://www.estately.com/listings/info/1302-north-ritchie-court

  3. Of all the stupid things that realtors say, calling something a 2.5 car garage might be the stupidest.

  4. JJJ, Realtors definitely exaggerate, but the additional storage space you get with a 2.5 vs a 2 does have value. Yeah, there is no such thing as half a car, but it is the storage space that is present that is really what is being communicated.

  5. We have a 2.5 car garage (had it built last year). The .5 has room for several bikes, strollers, misc junk, and cushions for the outdoor furniture. Kicking myself for not making it a full 3 (and also for not doing a built-in fire place like the subject properties). We still only have one car, but that could change, and if we move (likely), a lot of buyers would love a 3. Squeezed in a 2.5 in order to spare two smallish trees that block an unsightly view of a building our alley backs up to. The trees don’t actually help that much, and don’t seem very healthy. Will be a major bummer if they die and we end up with a car width clear view of the building.

  6. Jenny – It’s all about the builder and finish quality. While I agree that old historic properties often have a charm, patina, and ambiance not found in today’s new construction I’d hire this firm in an instant should I want an in-town 10,000 square foot mansion. And it would be spectacular!

  7. Anne Sax tile, 2.5 car garage, located on the best block in West Bucktown!

Usually, they’re lying about 2.5 cars. Oh you mean it’s not the absolute narrowest garage that 2 cars will it into? Fine, but that’s what a 2 car garage is today. If it’s 28 feet wide and you can fit a motorcycle in there, fine, call in 2.5 cars. But a 22′ wide garage on a standard city lot is what we’re talking about here, so enough with the bs salesmanship – it just shows me someone is an idiot.

  8. According to this garage builder website, http://www.americangaragebuilders.com/whatSize.asp

    22×22 is a two-and-a-half car garage.

  9. “22×22 is a two-and-a-half car garage.”

Well, that’s a bunch of crap.

They also say that 24×24 is a two-and-a-half, even tho that’s basically 20% bigger, and a 24×30 is a two-and-a-half, even tho that is basically 50% bigger (and exactly double the size of their two car garage).
