Does the South Loop Still Have All the Best Deals? A 2-Bedroom at 1101 S. State

1101 s state

This 2-bedroom on the 21st floor at 1101 S. State in the South Loop came on the market in September 2015.

The building was built in 2004 and has 242 units, a doorman, and an outdoor pool.

This corner unit has the very sunny south and west exposures.

The listing says there are custom window treatments with blackout blinds in the bedrooms.

There are Brazilian cherry floors in the main living area.

The kitchen has a breakfast bar along with granite counter tops and stainless steel appliances.

The unit has central air, washer/dryer in the unit and garage parking is included.

Originally listed under $350,000, at $349,900, it has been reduced to $345,000.

That still makes this unit, at 1200 square feet, one of the more affordable 2/2s in the GreenZone.

Even though prices have risen in the last few years, is the South Loop still the place to look for deals?

Jennifer Liu at Jameson Sotheby’s has the listing. See the pictures here.

  2. The South Loop, if we’re only comparing GZ, is still easily the least attractive neighborhood. It will always have the best relative deals, and will probably have the worst declines during recessions. It’s a value neighborhood not an aspirational one.

  4. Why do you think South Loop is the least attractive neighborhood in the GZ? I disagree that it is a value neighborhood, I think that is changing. You can’t beat its access to all the city has to offer, it has great schools (public and private offerings) and it seems to be the chosen place for new development.

  5. The buyer got a sweet deal in 2011. Did not this building have a special assessment several years ago?

This is the place where they are still building. Two new mega-projects are slated next to the Chicago River and it looks like they are going to build several 90 story high rises near Grant Park.

There’s definitely a lot going on.

  7. The TV location across from the kitchen looks like it is really in a hallway and the couch is practically on top of it. I can perhaps excuse no dining room but a lack of a living room is a complete fail.

  8. But they have both dining and living room space. It’s just the weird sense of style the owners had.
