This 3-bedroom in 30 W. Oak in the Gold Coast just came on the market.

This building has been popular with luxury buyers since it was built in 2006.

This unit has 10 foot south and west facing windows with electronic shades.

The kitchen is Poggenpohl with 2 of all the appliances: 2 Subzero refrigerators, 2 Miele dishwashers, and 2 Miele stoves. It also has Carrera marble countertops and backsplash.

There are limestone floors in the living, dining and main entry hallway.

The master suite has his-and-her closets with built-in safes.

It also has a 24×12 terrace with irrigated custom plantings, lighting and a gas line.

The unit comes with 2-car parking and washer/dryer in the unit.

This building used to be one of the few true luxury new buildings in this area but now there is 4 E. Elm at Elm and Rush street and the soon-to-be finished luxury town on Walton.

The price on this unit more than doubled from 2006 to 2013 but it has come back on the market just $350,000 higher than the 2013 sale.

Is this building still maintaining its prestige factor?

Jeanine Wheeler at @Properties has the listing. See the pictures here.

  1. I have absolutely no idea why this place seems to doubled in ten years. None. Less than none. Despite the fact I think Poggenpohl and Ikea tend to be indistinguishable at first glance, it’s still an awesome unit with a killer terrace, I just don’t get that price.

  2. They probably bought a bare bones unit and upgraded the hell out of it? There is a lot of upgrades I see there just from the pictures.

This is a really nice unit but almost 4 million bucks? Who knows if it will sell, I have no clue how this high end market works

  3. what’s with all the stone flooring in this building. unless it’s heated, it’s got to be cold on your feet in the winter.

also, 5C is listed for double the 2009 price…

  5. This building should maintain its prestige given the location, relative privacy with only two units per floor, and great views to the South once you clear Ogden School. At $1k per SF this pricing is market – just need the buyer who wants (or “needs”) 3,000 sq. ft. instead of 2,000.

  6. I imagine they will get somewhat close to their asking price but if this were to turn into a significantly down market, I would prefer the security of a nice lake view or a prestige street address (Astor, State Parkway, LSD etc) for this high a price point.

  7. Unit is beautiful, Oak is prestigious enough. I think certainly as prestigious as State. But the people here are jerks. They hate pickup at Ogden and have the doorman put out barriers so mothers can’t park in front of the building to run and get their kids. It kills me because when you put up barriers to park, it really fouls up traffic that just want to get by. And last I checked, streets are public, you shouldn’t be able to put up orange cones whenever you feel like it. If you hate kids, don’t buy next to a school.

First imo they don’t hate kids – they hate entitled parents who believe it’s their absolute right to park in the posted no parking zone in front of this building & impede its accessway. Second they didn’t buy next to a school – their building is across the street from the butt end of Ogden. How could they predict people like you/your baby mommas would believe it’s ok to just dump your car for 5-15 minutes to walk around to front of Ogden rather than line up with other parents on Walton or Dearborn or park west of Dearborn on Walton where no one lives. Oh yeah, those queues are for the plebes. Special rules apply to GC parents- it’s ok to park wherever it’s convenient for themselves

That is an excellent article. Are they clearly more entitled than ogden gc parents? Seems that way but perhaps southbound feels differently.

  13. Southbound, what does butt end of Ogden mean? The school is the school. Pickup is pickup. They bought next to a school. The school takes the entire block, not the end. Wtf. Also, what does line up on Walton or Dearborn mean to you? There are about 20 spaces, you can’t double park. There are 900 kids that need to be picked up. It’s not entitlement to pick up your children. You are obviously a hot mess. Poor thing.

  14. The hot mess here is you, choosing to obfuscate, lie & slander. As you’ve posted, Ogden E lost 75-100 kids of 850 attendees in 2015 on account of threat of address checking. So we’d agree nowhere near 900 kids? Can we agree kids are picked up @ Ogden’s FRONT DOOR @ southwest corner? And majority of kids aren’t picked up? CPS buses how many?. And agree whole neighborhoods (New East Side as ex.) jointly privately bus their kids? And there’s sibs – so how many cars tops? As you know there’s legal pkg spots surrounding Washington Park – kiddy corner from Ogden’s FRONT door. Walton, Clark, Delaware & Dearborn each have legal pkg spots. Will your building let me block access for just 15 while I TCB? Why should 30 W Oak let you? Why would anyone care you may need to walk a few hundred feet from a legal parking spot? Oh u poor thing – hey why not have the imaginary live-in you’ve bragged about just walk them over? Or buy a unit at 30 W Oak?

Oh yeah you know what you’re talkin’ about! Fwiw that principal you slandered by stating ‘probably dishonorably discharged’ received USAF’s Good Conduct Award. Just like you did, am I right?

  15. Southbound, sorry you are the hot mess providing bad information, as usual. When did I say Ogden lost 75-100 kids? There are over 900 kids at Ogden. Keep in mind, FOOL, that as some kids leave, new kids come in! Kindergarten has 6 separate classrooms! 30 at approx 30 kids per classroom, x 6, get out your calculator to do the math. Also, dummy, we can’t agree that all kids are picked up at the front door. Different grades are let out at different doors. Can you imagine 900 kids going out one door? Open your crappy eyes and you will see parents waiting at all doors, not just the main door. The legal parking spots are all taken all day by shoppers, residents, whatever. They aren’t just open all day you bumbling idiot. FWIW, you don’t know what you are talking about regarding the principal. All three APs have left, numerous teachers, the case manager, have gotten the hell out of Ogden. Parents too are scrambling. Sounds like you are the principal and making up awards now. Pathetic.

You obviously haven’t been around at pickup. And you sound just like the Principal, hating on parents.

I’m less concerned w/CPS drama than any CC’r. But I’m disgusted by Gonefizzin’s repeated posting of the hysterical lies of a whiny self-entitled assh-t. Gf posted Ogden’s principal is among other things “..cray cray. Ex military, probably dishonorably discharged..”. Gf slammed Gary L for questioning if any facts support his slanderous post.

I read CPS’s study of proposed Ogden merger which includes principal’s resume – he states he served in USAF & received USAF’s Good Conduct Medal. When I posted that Gf’n hysterically attacked me as being the principal & said I’m also a parent hater. Wtf? If the principal lied Gf’n has grounds to get him fired. But I believe Gf’n is much more likely the ‘cray cray’ liar between the two of them.

Gf also posted “..30 W Oak owners are haters of kids..” b/c 30 W Oak won’t allow him & others who are entitled to special treatment to satisfy their desire to park illegally in front of 30 W. Oak. This is America – his beliefs & desire isn’t 30 W Oak owners problem.

My view is simple – I’m reading CC’s posts to learn about RE, not to read lies posted by whiny self-entitled brats. Imo facts are facts & lying assh-ts should be called out to discourage them from posting lies here.

  19. Forest Claypool, CEO of CPS has sent his chief of staff to be the new AP at Ogden. That way, when they fire Cray Cray, the school will be stabilized with a known entity at the helm. Southbound, the way to learn about real estate is not reading crib chatter. Get off your fat ass and go look at it. And maybe buy something. Passively sitting in your moms basement reading blogs won’t help you “learn”. And if you don’t like my posts, ignore them and read the next one.

  20. Gf posted more nonsense w/o acknowledgment he posted lies abt 30 W. & slandered principal. He’s a bad example for kids. And imo no one learns sh-t from gf’s repeatedly posted details re his school dramas.

I’m touched Gf’s offered me advice but IME an assh-t’s advice is worthless. I’ll keep reading CC to learn more (a concept that eludes Gf) while I invest in, rehab and build RE w/others here & elsewhere. It’s how I’ve solely funded fam for years, sending our kids to great schools. When Gf stops posting slander & inane self serving lies I’ll ignore gf’s posts just like I ignore 99%+ of CC posts.

PS: I support myself by making judgment calls re people & their motives usually w/ very little info to base my decisions on. Imo gf has an inferiority complex that’s at war with his sense of self entitlement having arrived as a GC’r. Ex: in his opinion it’s a crock his kids aren’t @ Latin/ Parker. Imo gf’s what Texan’s call ‘all hat, no cattle’.
