    4 BR on the 4th floor is a bit of a PITA and the Pavers should be taken up and releveled.

    A shame the most of the molding has been painted white

  4. This is actually a decent price for a SFH in the Gold Coast WITH PARKING + a Coach house for extra rental income. Fairly wide lot for Gold Coast (avg lot width are 17′ wide up to 25′ wide for this price level. Will probably end up selling for about $2.5-2.6 MM. However, these $2MM plus homes do take a while to sell, because there just aren’t that many multi-millionaires out there.

  7. I think the right price is in the $2.7MM range. The bathrooms aren’t all that posh for this price point and need to be re-done. My pet peeve is soaker tubs where the occupant is staring at a toilet. Other than that, this is a nice piece of real estate……

  8. I have to take issue with the “Best Block in the Gold Coast”. The 1400 block of Astor beats this one hands down – 1500 block of Astor isn’t bad either.

    But why are there dozens of million dollar units all selling in the Vista Tower? Why have other new construction high rises with prices over $1 million all sold out?

    Could it be that rich people don’t want row houses or single family homes?

  10. There’s a lot more families making $300k Vs $1MM.

    The $1MM crowd is also generally older and is more accustomed/prefers the Burbs
