At 3200 square feet, it has 12 foot ceilings and walls of industrial windows with north, east and south views. The listing says there is brick and timber, but the pictures don’t indicate that. I believe these lofts have concrete ceilings.

The kitchen has custom cabinets, Subzero and Viking appliances and 2 pantries. The listing says the island is big enough to seat 8.

The master bedroom has a spa master bath with Grohe/Duravit.

There’s enough space for a library/piano room and two living room type spaces.

The loft has central air, washer/dryer in the unit and there are 2 deeded parking spaces, with one included in the price.

This listing says this is a 3-bedroom loft. There are 4 floor plans included in the listing. Check those out.

Is the third bedroom just a closet as it appears to be in the first, basic, floorplan without the furniture put in? Or does the third bedroom have to be added as it is in one of the floor plans with the furniture included?

I’m confused.

Originally listed at $1.249 million, it has been reduced $50,000 to $1.199 million.

Who are the buyers for large lofts like this in this neighborhood?

  1. This place is awesome, lot of potential here, however its not a 3 bedroom, if you look at the floor plans, that would definitely be stretching it… more like an awesomely massive 1 or 2 bedroom place, as a DINK I’d be all over this if I made more money and the price dropped by about 300k

  3. That bath in the center of the entrance is a bit odd, but appears to work surprisingly well. In generally, I like how they provided the architectural / furniture mockup. I wish more listings did something similar.

    I think this will go for under 1M though, mostly because it’s not 3BR as noted.

  4. This place is not at all my style, especially the kitchen. It seems vastly over priced, given that the views are all ugly.

    The layout is truly bizarre:

    -What is with the bathroom placement? They seem to have plopped down bathroom right in the middle of a room. I love my bathrooms, but why not put it against one of the walls?

    -There are random weird elements, like the one bathroom that has a single off-center pendant light and a toilet paper holder that juts out straight

    -The one thing I like is that it appears that in one of the bathrooms, they have a washing station that would work well for a dog. One the other hand, that same bathroom has a mixture of mismatched tiles and a weird mountain motif on the window. From what I can tell, none of the bathrooms have windows, so I can’t tell if it’s really a window or mirror.

    -I do LOVE that there are his and hers bathrooms.

    -One of the bedrooms seems to be fully enclosed in the master bedroom. I almost wonder if these owners purposely designed this floor plan so that they would have his and her bedrooms too.

    -The floor plan shows a closet that leads into a second closet. What is going on?

    That’s basically the raw space value, considering the two parking spots.

    The build out is taste-specific, and the layout limits the buyer pool further, but the kitchen and baths are ‘nice’ and not cheap, so for the right buyer, have quite a bit of value–it’s not like the space had been chopped up into 5 studio apartments, with a shared hall bath, or something else that *requires* complete demo.
