  1. That’s not a bad deal with only $224/mo HOA. But the bedrooms look small and the finishes are very stock finishes. Also the building looks more like a condo/apt building than a real townhome.

    RF sez ~15 in the (approximate) GZ. Which is about the same number as there are townhomes under $450k, of which you wrote:

    The 2d br is fine, at 12×12; the 3d & 4th *are* small–9×12 is barely adeqaute. if they were even 11×12, they’d be soo much better.

  5. Can’t we do better than this for nearly a million dollars this FAR into the south loop? Almost at mccormick here.

    Note, this place is also not great, and i’m not a huge fan…but i’d MUCH rather be at 14th and prairie for nearly a million dollars.

    Also I’m not a fan of the area, its a hike to get to anything really so you have to drive, and traffic down here blows ass

  7. I like this area a lot. It’s very quiet and there are a lot of parks. It feels like a community. I wish this unit was one block east though. There aren’t any townhouses in this price range east of here though. There’s a new townhouse development going just a half block north of here and those lowest priced one is 1M, so I would think that the property in question here will likely sell for the new ask.

  8. Cmon Jenny, this location sucks. You can’t walk to anything desirable from here. Needs to be about 4 blocks north, that way at least you can get to some of the restaurants a few blocks west and the red line.

  9. im sorry, and no offense intended, but the south loop sucks. the restaurants suck, the location (other than its convenience to the loop) sucks, and the housing stock sucks.

  10. I like the south loop because it’s relatively quiet (east of Indiana) and very close to downtown. Have you ever been in the little neighborhood bounded by Indiana, Calumet, 18th and 21st? It’s really lovely and very quiet, with historic homes, but you can by in the heart of downtown in 10 minutes.

    I don’t need to be able to walk to trendy restaurants. I need to be able to drive downtown quickly, have grass for my dogs, and feel relatively safe.

    This is the historic Prairie District where all the rich people lived before the Gold Coast became fashionable.

    Marshall Field used to walk to the store from his home every day and was followed by his horse and carriage just in case it rained and he didn’t have an umbrella with.

  13. rather than pay $1 million for one 4-bd TH, is it possible to buy two side-by-side THs and then combine them for a 6 bedroom for not much more? I guess it would be kinda odd to have two kitchens.
