  3. It’s amazing; stunning; jaw dropping… and in Humboldt Park. Why would anyone invest in this kind of a renovation in this marginal of a neighborhood? Exactly how big did the developer think the market could be, even in the go-go-go bubble years? This beautiful loft exhibits so much of what went wrong in the past few years. And it’s sad, because you pick this up and put it in the right neighborhood (River North in particular) and you just might have yourself a buyer.

  6. Notice how the place is oriented to its atrium instead of the street and surrounding neighborhood, the better to isolate the residents from their questionable surroundings..

    Beautiful loft in horrid neighborhood. Humboldt Park makes Rogers Park look like Streeterville compared.

    I wouldn’t drop $2.4MM for a place to live in either place.

  7. I would argue that that’s not really in Humboldt Park. Bloomingdale is a few blocks north of North Ave, while the “bad” areas of HP are really between North and Division below California. And 2400 West puts it barely west of Western.

    Not that I, or anyone I know, have $2.4 million to drop, but if you do, I wouldn’t let the location scare you off — it’s in a pretty good area. I live nearby and walk around there all the time. I had NO idea this existed over here, however!

  8. Michael… you’re absolutely right. This is not really Humboldt Park. I didn’t think to check the address, but 2400 W is not in a bad neighborhood. I believe there are new townhomes going up on Campbell close by. Western Blue line stop is really close too.

    Anyway, I really hate realtor defined “neighborhoods”, but if anything could be called “west bucktown” this is it. It’s not even 3 blocks from the Armitage blue line stop and it’s north of the railroad line. If I could afford $2.4mm for a house (i.e., if I could afford private school for my kids), I would LOVE this house.

    Of course, I wouldn’t pay $2.4mm for it in this market, even if I had it to spend.

  12. I always drew the line at Western for my housing hunt, but they make a strong case for crossing the border. The area around the Armitage blue line stop is pretty barren but I’ve never felt unsafe there.

    Now let me just sign this 100% option ARM with no credit check, add a couple of zeroes to my income…

    If I had $2.4MM+ count me in on this limited market….I’d love to buy this play and host ginormous coke-fueled underground raves.

    Unfortunately under-40 Gorden Gecko single male types with enough $ to buy this are few and far between. The few that exist that could afford this place are in NYC not Chicago.

    Nice place, poor ‘hood and horrible price.

    Sorry there just aren’t many hedge fund managers in Chicago making seven figures.

    I’d rather live here for 1/2 the price. This place is so sick. If I made 300k a year I’d snap it up.

  17. This loft truly may be the most incredible property I’ve seen since I started visiting this site last year. Just, wow! Disregarding the differences in neighborhood, I think I would actually prefer this space over the (also amazing) penthouse in Contemporaine with the Japanese garden on the terrace.

    So has this place not even been lived in yet?

  18. My goodness that is an ugly place in an ugly neighborhood. I don’t know why anyone would want to pay that much money to live a few blocks from poverty. If I had that kind of cash to spend I think I’d head up to the north shore or a few miles in and pick myself up something really nice. The developer is an idiot and I hope he loses his shirt.

  19. Visited this place and have a few questions. 2.5 million and the closest park is Humboldt over a mile away? If its a family home, where do you walk the dog? play with the kids? Why is every bathroom exactly the same finishe? Why the rock formation around the living room? Where is the plasma TV in the kitchen? Broker couldn’t find it. What do you think it will cost to heat and air condition this beheamoth? The tandem two-car garages…sure you can comfortably fit 2 cars in each garage? Am I the only one that thinks the developer messed up the master bedroom? With so-o-o-o little outdoor space, why fill so much of it up with a lap pool?
    Lastly, for 2.5 mill, if you build a media room, do NOT skimp on the speakers. Other than the above, it’s still a pretty cool place. 2.5 mil west of western? I dunno.
