  2. Nice enough rehab, although they put the floors in crooked.

    no photos of the basement – maybe it’s window-less (basement on front foto) with low ceilings?

    i’ve seen duplex down units get screwed with really high assessments and taxes because the developer bases it on SF when it’s convereted/built. Looks like the case here. maybe sorta a hard sell.

    no, i would imagine that it means it only covers the parking assessments – not the parking taxes. but i can’t be sure. just going from the listing.

  11. If the assessments include heat and A/C, now we’re talking turkey. That’s a good couple of hundred a month, right?

    As for, um, “lawn care”… I hope they’re not paying the landscaper too much to maintain the side facing Damen.

  12. This place is still on the market. Price is down to $510,000. Master BR is upstairs, other one is downstairs. Some light through glass block down there. Assessments are steep but do include heat, A/C, water and exercise room/common deck. Good space for someone who needs a workshop downstairs. It will move soon at that price.

    Don’t get ahead of yourself now Tom. It isn’t 2005 anymore. A $510,000 ‘urban’ loft with $1,500 a month taxes and assessments has limited appeal if it can’t be flipped for a tidy profit every 12 months.
