  1. I love when a listing says the unit has a new energy effecient HVAC system, but the pictures still show radiators…

  2. Taking the radiators out might be expensive, so they might leave them in. Just a thought.

  3. Okay, but that still leaves the AC unit. It is not central air, but more like central wall units…

  4. This neighborhood is not fun, not happening, and so multicultural that it feels like a downscale outpost of the UN. This is no Edgewater. Native english speakers will feel out-of-place. It’s a beautifully decorated unit, but I bet the owner feels like a “fish out of water”.

  5. This is a gorgeous apartment in a neigbhorhood full of great architecture and tree-lined streets.

It’s definately not a “happening” neighborhood in the sense of being trendy with folks who make $250K a year, but it’s interesting, friendly, and very multicultural- there are over 57 languages spoken in the Edgewater-Rogers Park-West Ridge area.

Trouble is, it’s too far from the lake and way too far from the el. It is extremely inconvenient to travel by public transit here, and, though you have dense, fine-grained retail here, it does not appeal to most Americans, and the retail district doesn’t feel really welcoming and hospitable, the way Andersonville does, or Lakeview.

This apt . is being offered at a 2006 price, which is about $100k more than the place is worth right now. $225K is tops for this place, as attractive as it is.

  6. I have to disagree with Laura, it’s right by the Western bus which gets to the brown line very quickly and has timed connections northbound and is close to both Devon and Peterson bus lines. And if you work in the suburbs, west, northwest and north it’s a great location to drive from.

BTW radiators ARE efficient when from a central boiler, more so than individual forced air. And the split ductless a/c units are extremely efficient – better than c/a and can be controlled room by room. HVAC is a misnomer here though, there is no V, just H and AC.

  7. I’ve been in this unit and it’s completely sun-filled and beautiful. These people just bought at the top of the market-However, I think it is worth well more than 225k

  8. I’m looking to rent a new place and saw this unit for $1700 on craigslist. http://chicago.craigslist.org/chc/apa/1028727405.html I really like the unit, but, as these posts suggest, I don’t want to live in the neighborhood.
I’ve had the worst time finding a good rental unit since I moved to Chicago 3 years ago. It seems like the cities housing stock–at least that posted within my price range on craigslist–is either ugly, far from public transit to the loop, or really poorly maintained.
So, I post this open question to the cribchatter community. Does anyone know of a good rental agent (if there are such things) or any resource other than craigslist for finding a nice apartment? I only need a 1 br and would be willing to spend between 1500-1700 (perhaps more if the place is great).
I posted on this think for two reasons. One, I love the style of this unit and two I tend to agree with Laura about the desirability of the various postings.

Thanks in advance for any responses.

  9. Go to the apartment rental companies like Apartment People etc. They have a TON of condos right now that they’re trying to rent out for individual owners and they’ll drive you around to all the listings.

I don’t know all the names of the services- does anyone know and/or have recommendations?
