Foreclosure Alert: 3920 N. Sheridan in Lakeview

As we’ve already chattered about, a lot of the foreclosures are appearing in relatively new construction buildings and conversions.

Unit #309 in Lakeview Station, a 2006-built 33-unit building north of Wrigley Field at 3920 N. Sheridan, is scheduled for foreclosure auction this week.

It is not currently on the market, so there are no pictures of the interior. But looking at other units in the building, it will likely have the standard granite/stainless kitchen and hardwood floors found in most new construction.

Unit #309: 

  • Sold in August 2006 for $420,000 (included the parking)
  • Lis pendens filed in January 2008
  • Foreclosure auction price of $339,104

There is one unit currently for sale in the building. It is a 1-bedroom, 1.5 bath unit, Unit #411, listed at $349,000 (don’t know if that includes the parking.)

  1. It’s kind of weird how sheridan turns into sheffield and byron turns into sheridan. This place is where the mexican supermarket used to be. Kitty corner from Tropico, so you have that going for you.

  2. That sold for $420k?!? That’s not exactly the best part of Lakeview, and looking at the unit’s floorplan, calling it a 2BR is almost a stretch — 9×9 w/ no window. Plus, the living room/dining area looks like it’d be hard to place furniture in.

    2) Are high finishings really what the drunken frat boys and girls in the neighborhood want when buying a condo?

    I am one of those drunken fratboys who lives in the area…perhaps a little older but still stuck in that mindset and you’re absolutely right. All that crap in the description means nothing to me.

    People that live near Wrigleyville to be near the proximity of 150 bars and $6 coors lite pitcher specials aren’t going to care about SS and granite. And their friends aren’t going to be too impressed either.

    The bubble brought streetervile uppity amenities to all neighborhoods it seems. Maybe these amenities carry some weight near the “art gallery” crowd of RN, but up in Wrigleyville there is a bit more normalness and less ‘culture’ as they would call it.

    Now an undercounter kegerator, thats an amenity I’d spring for.

  6. The foreclosure auction price is *still* too hig for this. Maybe (maybe) $320k. And it would be worth about the same with cheap carpet, Menards special fixtures, formica counters and white Haier appliances.

  8. Why is it that the ugliest condo buildings are always the most massively overpriced? Perhaps builders that are this delusional about tasteful design are equally delusional about market pricing.
