Does “short sale” lure you in? 2533 N. Greenview in Lincoln Park

I stumbled across this single family house at 2533 N. Greenview in Lincoln Park on Craigslist. The Craigslist ad says it is a “short sale”.

Here is the Craigslist ad:

SELLER WILLING TO GIVE CREDIT,NO PAYMENTS FOR 6 MONTHS,IMAGINE THAT WITH $5,000 MONTHLY INCOME.MUST CLOSE BY NOVEMBER TO GET INCENTIVE.MUST SELL

The “short sale” designation for a single family house in Lincoln Park will certainly attract attention on Craiglist.

The sales pitch isn’t quite as direct in the MLS listing:

  1. haha, I saw this one and MLS and yes the MLS listing didn’t convey the sense of urgency as shown on craigslist.

still to expensive (especially considering the diminishing 401k accounts/stock options of its target audience) ….which is a shame as it still is a newer home but it is butt-ugly for $1MM+.

At least one of the above is a short sale which stinks for the other owner(s) who tried to play by the rules.

  2. That is not the first time one of the townhouses at 1529 S. State has been in distress. I talked about TH#5 in August.

There have been other foreclosures in the building as well. I chattered about one of them last April.

  3. Did the tenant not want any pictures showing any of their furniture? Because those picturwes give a very poor sense of the house.

  4. That kitchen is so poorly done it looks like a mausoleum. Did they really put granite not only on the countertops but also the walls???

  5. Geez. Who is going to buy this thing? The outside has no character. If the kitchen is any indication of the quality of the remodeling….The cabinets look cheap and I hate white. The kitchen looks really cramped. I think the ceiling is low. I bet someone tried to remodel on the cheap.

  6. Here comes the government… Look for fed funds rates to come down to 1% in the next couple of weeks. Mortgage rates will be back around 5% and off to the races we go. Looks like LP will escape with no down turn. Now who in the world predicted that?
