Get Your Own Tuscan Villa…in Lakeview?

We’ve seen a Spanish Hacienda in Beverly, why not a Tuscan Villa in Lakeview?  You tell me, does this look much like a Tuscan Villa to you?

What about the Tuscany orange/terra cotta color?  Are Tuscan Villas even this color?

The listing describes it as:

If anyone has ever driven down this stretch of Sheridan Road, it is the part just north of Lincoln Park. As you can see from the picture above, this home is sort of attached to a string of other two levels homes on this block. The homes right next door to this one are reasonably maintained and attractive looking.  A home at 2967 N. Sheridan sold for $630,000 in July 2005.

Too bad you can’t see down the street a few houses in the picture above, because several of these homes are falling into complete and utter disrepair. It’s a shame.

But back to this listing. It’s clearly undergone a recent gut renovation.

What is with the dozens of strange canister lights in this family room?

It’s supposed to have some kind of enclosed atrium.   Perhaps pictures can’t do it any justice but the picture below isn’t signaling what a neat feature this is:

The bedrooms also seem so-so.

I don’t know about you, but $2.8 million to live on that stretch of Sheridan Road?  Without any kind of lake views or even a swanky address?

Maybe I’m missing something.

  1. Looking at Google Streetview, 2961 was also recently rehabbed and also recently for sale. The picture on the sign in front of 2961 gives a much better view and idea of the atrium than any of the photos of 2965. 2961 is also listed for $2.8MM (http://www.century21.com/buy/property_detail.aspx?teasers=Trulia-Redirect+Lead+from+Trulia&tr_key=33476500 ).

    The listing claims the house is new construction and it apparently comes with an accountant in the kitchen and appliances either off the ground or using drugs (“Modern kitchen with bean counter,custom cabinetry,coffee maker,and high appliances”).

    Even though the interior looks great and very high end, that’s a lot of money for a row house, especially on a busy, uninteresting street like Sheridan.

  2. The unit wasn’t just gut rehabbed; it was greatly enlarged (building much further back). I still agree that $2.8M is overpriced.

    I had been watching the “sister unit” at 2961 N. Sheridan, done by the same developer but in a much cleaner, modern style. The price went from $3M to $2.7M to $2.49M and then (inexplicably) to $2.8M. A few weeks later, it disappeared from the listings. If someone bought it, I’ll be curious to see how much they paid.

  3. Thanks for the info EE. I would be interested to know if someone bought 2961 N. Sheridan as well. That house was nearer the “non-renovated” homes at the end of that row of homes however. Might that have impacted pricing? I would think so (especially in that price bracket.)

    After 401 days on the market, the listing for 2961 N. Sheridan was canceled. Usually, that means that the owner decided to take it off the market for now.

    The Property was originally listed at 3.3million, reduced a number of times, down to 2.490 then increased on 9/25/07 to 2.8 million
