  1. Seems pretty mediocre to me. I have no idea what the price point should be for this area. 282K seems reasonable, but i’m sure later commentors will blast the asking price. probably rightfully so.

  2. With $260K in 2005 $280K now isn’t that shocking — though I think it will easily still go down from there.

    The big item (or lack thereof in this case) is parking. Some of the most difficult street parking in the city, particularly with the aforementioned baseball team down the street. It does not even mention if there is rental parking nearby.

    That, as they say, is the rub.

  4. that is a disgusting locationl. There is a gas station to the imeediate east, and the police station is immediately to the north. You can’t imagine the trash, noise and inconsiderate inebriation that people who live in this building have to put up with – both from Wrigely and from the gay bar strip on halsted. you’d litearlly have to pay me to live here.

    otherwise the location is great.

    oh, and the unit sux.

  6. It’s probably “worth” $225k. It violates all of Stevo’s rules, so they should expect to lose money from an ’05 purchase.

  8. This isn’t quite at the “throwing in the towel” level, but close. I expect several areas to see REAL towel throwing as the summer buying season comes to a close. Of special note will be areas like the South Look/Museum Park area with too too many condos, too too many overvalued units, and at least two big buildings yet to even start closings.

  9. This block of Addison has a tatty, shabby feel to it, and on game night, it’s impossible. You have to be a real Cubs fan to want to live here.

    The apartment featured is small and boring. Why would anyone pay anywhere near the 2005 peak price for this, I’m at a loss to figure, let alone more.

    $200K max.
