Ah, the elusive 1-bedroom condo with parking in Southport.

This 1-bedroom at 1148 W. Roscoe first sold in July 2005 as new construction.  That was at the peak of the market.

Who’s going to be buying it now?

Here’s the listing:

Trying to find a one bedroom in the Lakeview/Southport Corridor/Wrigleyville areas with newer finishes, great space & parking? That can be extremely difficult since not many new one bedrooms are built in the area. This is the exception!

Built only a few years ago, this newer construction home offers all the amenities of new construction with a great layout and an amazing location. The living room has excellent width, providing for easy furniture placement. A gas fireplace has been highlighted by a slate tile surround and wood mantel and shelving on each side for a striking focal point to the room. Access to a private outdoor patio is off this living room area thru glass sliding doors.

The kitchen is absolutely stunning! An upgraded and oversized island with overhang creates an informal eating area, while cherry cabinetry combine with a beautiful granite choice and stainless steel appliances for a very high-end look. Darker stained hardwood floors on a diagonal are throughout the kitchen and living areas for a wonderful look.

The master bedroom is quite large, allowing for large bedroom furniture. Great wall space allows the room to accommodate several pieces of furniture, while the closet has ample room for clothing. The bathroom has stunning finishes, included a glass vessel sink and countertop and natural stone finishes. A closet was added in the bathroom for convenience.

As you go out the back of the home, there is a covered parking space just outside the home included in the price! From this ideal location, you can walk to absolutely everything. The Southport Corridor is a couple blocks to the west, while Wrigleyville is just to the east. This is the perfect Lakeview location with any restaurant, bar or café within easy walking distance, while the el is close by as well.

Here is your rare opportunity for a newer construction one-bedroom home in an ideal location with striking finishes and parking! Welcome home.

The square footage isn’t provided but it doesn’t look much bigger than 725 square feet. Here are some of the room sizes:

  • Livingroom: 17×13
  • Kitchen: 11×9
  • Bedroom: 12×10
  • Terrace: 10×3

  1. “the el is close by as well”

hahaha! Like, in your backyard! You get to drive under it to park your car. How droll.

Plus, it’s a garden unit. What a feature.

  2. Dear Seller,

You bought at peak. You are not entitled to make money or break even. Do you not watch the news? You might sell this place is you lowered it to 240k.

  4. It is factually incorrect to claim that July 2005 was the peak. Not that CS is the best metric, but they have peak in Sept 2006 (~7% higher than July 2005). That said, the asking price does seem too high.

  5. Ok so they bought right before the peak and are at least two years late listing at 7% above 2005 prices.

  6. I love how they have “kitchen is absolutely stunning.” I mean, great they have granite, cherry cabinets, and SS appliances but using the word stunning? doesn’t stunning mean well above average? This seems to be the average for new construction around 2005. Of course, no one will list it as AVG KITCHEN FROM 2005.

    Reminds me of Seinfeld…”It’s breathtaking”

  8. This is worth less than 200K. I’m saddened and angered by the fact that my extremely large contribution of taxpayer dollars are going to end up paying for this loss. Can we bring back the debtor’s prison? I feel like this guy stole from me.

  10. Yeah, I wouldn’t be too keen on the proximity to the el – RIGHT outside your back door. And every time I’ve walked past the front of this building I’ve had to laugh at the playpen sized “patio” facing the wrought iron fence – barely deep enough to put a few chairs side by side. I guess if you just got out of prison you’d feel right at home.

  11. At least you could reach over and ignite the patio grill while sitting on the sofa.

  12. 240k? I can get a nicer place closer to downtown in the South Loop for 240k. Try 160-180. The ‘terrace’ is THREE FEET WIDE.

    THREE FEET.

And constantly peed on by the neighborhood dogs.

  14. “The master bedroom is quite large”

Its 10 x 12 … If you can pass a phone to another person, without standing up, no matter where that person is standing in the room, its not quite large, its friggin dorm room sized

  15. What a hideous building and all that frou frou is a future nightmare to maintain. It’s really the modern 4+1. It looks like the bigger (one hopes) bedroom got lopped off for the entrance? That “patio” is totally useless.

  16. This might be the most overpriced place on this blog.

  17. Oh pundits…So unhappy so early in the morning. There are a lot of people who would take this place in a minute. Is it perfect? No.

    Benefits:

    *Good neighborhood
    *FP
*A place for a little dog to relieve himself in the morning (valuable in Chicago in winter)
    *Bedroom with a WINDOW
    *Parking
    *Central air
    *Better than average kitchen
    *W/D

Compare it with your dumpy rental… I thought so.

The selling price is up to the market, not you.
