We last chattered about this 2-bedroom unit at 1208 W. Webster in September 2008.

Since then it was withdrawn from the market and recently re-listed- with a $20,000 reduction.

    All these stupid gut rehabs are so boring and vanilla and all the damn same. I’d expect something at least a little unique for $375 a sq. ft and almost half a million dollars…

  3. So their initial ask of +40k has been tempered into a new ask of only +20k. Maybe they realize making $$$ being a Mini Trump is harder than they thought. The question is do they realize yet that they can lose money at it, too (and they will).

    Sorry seller, its not going to be a +40k gain…its not going to be a +20k gain either. In fact the net effect of this transaction is going to start with a different symbol, a -.

    What a disconnect from reality to still have an ask above August 2006 prices. Does anyone on this board seriously believe the economy or real estate market is better now than in 2006?

    They must have a smooth talking real estate agent keeping their hopes alive that all can be well. They also must not watch much TV or subscribe to any newspapers, or surf the internet either.

  4. The February of 2002 price isn’t bad really, I’d consider it, but dude… just… speachless… The realtor should slap his client and call him an idiot for such an outrageous asking price!

  5. Very close to DePaul so I will give it a little more value, original guess was 325k, but being that close to the university, 350?

  6. Is being so close to DePaul considered a positive? I think that most people who might be in the market for a place like this would consider it a negative. I live three or so blocks from the campus and wish it were further…

  7. The seller felt the place was “priced to sell” at half a million bucks. Talk about a total disconnection from reality. And that 4% price reduction isn’t going to help much. Generic McCondos like this will not grab a seller’s attention until they are priced under $400,000.
