River North Art Gallery District Loft Returns to the Market: 215 W. Huron
We last chattered about this full-floor art gallery district loft at 215 W. Huron in River North in August 2008.
See our prior chatter and pictures here.
It never sold but is now back on the market and reduced by $100,000.
The unit has a private keyed elevator, hardwood floors throughout and Snaidero cabinets in the kitchen. The ceilings are 11 feet.
If you don’t want to buy it, the unit is also available to rent.
Cheri Cho at MC Realty Group has the listing. See the pictures here.

I can hear it now. “Oh honey look at the closet space, we -have- to have it”.
If you use Stevo’s* never-fail value (over)estimater(TM), and assume that $2950 is actual rental value, the place is “worth” $545k.
*Where is he?
fatty place, and a great rental deal… Although I doubt 3 frat bros will be able to rent it from the owners.
So, the place has 12 east-facing windows, in addition to the 3 front and 3 facing the alley to the south. The east ones are only marginally obstructed by that white building on Wells.
That said, why would you waste a window on the closet? Seems absurd to me.
Oh, and note that the Penthouse (with private, full-building-sized roof deck!) is also on the market for $999k. I don’t thik I like the interior quite as much as #2, and it’s set up as 2 brs, but the added light and the giant outdoor space have to make it the better “deal”, no?
Nice find, anon(tfo). If I had a million dollars (as Bare Naked Ladies would say). The putting green is a bit ridiculous, but the roof deck alone makes it well worth the asking.
window in closet is a nice feature. get some natural light in while you are dressing (you need shades of some sort).
“window in closet is a nice feature. get some natural light in while you are dressing”
Sure, but (1) that’s a tight closet for actually dressing and (2) one whole side of the unit has zero windows, so I think it’s a strange choice, *here*.
that looks wide enough to dress in. is there a makeup vanity too (can’t tell)? whatever… it’s there.
I’ve often wanted a window for my closet. Clothes can get pretty musty… fresh air would be a nice alternative to taking out all the “clean” clothes and washing them once ever couple of years to remove the stale.
“that looks wide enough to dress in.”
So’s a toilet stall at O’Hare.
And it seems more spacious b/c there’s nothing hanging–I’m sure it’s still about 42″ of clear space, but if I’m going to have a dressing room, I want a dressing room, not a nicely-sized walk-in closet.
Did anybody notice this place was sold 5 times in 6 years? I hate to sound rediculous but it wouldnt surprise me if this building or unit is haunted. Happy Halloween buyers!
One of the non-master bedroom closets in my parent’s Lincoln Square SFH has a window, which I always found odd.
“(1) that’s a tight closet for actually dressing”
what are you 800 lbs?
There is absolutely nothing about any of those listing photos that screams “LUXURIOUS SUN FILLED SPACIOUS CONDO LOFT”.
Place looks dark and gloomy, and I don’t see any of the luxury in the bathroom or kitchen photos, either.
If you’re trying to market it as sun filled and luxurious, there ought to be some stunning sunny rooms, and beautiful room photos. Marketing FAIL.
I like this condo despite the listing photos and would be seriously interested, except the east side looks over the cooling units and mechanicals on the roof of the building next door.
I went to see the PH. Needs some work. Everything is either done nicely (but scuffed up and needs updating) or done nicely (and needs to be toned down).
New floors, etc.
The deck is nice.
This is a condo, not a loft.
“what are you 800 lbs?”
Close, 800 KG.
Like I said, if I’m going to have a dressing room, I want a dressing room, not a sorta big closet.
“Close, 800 KG.”
No wonder you think you’d have a hard time getting dressed in this at least 5′ wide closet
“5? wide closet”
So, you’ve outed yourself as having alligator (or kangaroo, if you prefer) arms. 5′ is certainly enough space to get dressed, but it’s still just a biggish closet.
And, for myself, at 800kg, I’m more concerned about the lack of a freight elevator and overhead doors to the outside, b/c it’s tough to get around when you weigh more than some cars.
I rented 215 W. Huron, Unit 2, in 2007-2008. It’s a great apartment. The pictures on the web site don’t do it justice: it’s spacious and very bright an sunny throughout. The closet has a window because the apartment was configured into an existing building with windows every few feet along its East side, and the closet got one of them. At $649k, I think it’s a bargain.
Bumping this post. In my wide ranging house search, I came upon listings for the top two units in this building (penthouse listed now at $900K, next floor down at $800K). This one doesn’t appear to have sold either, perhaps it’s rented for now.
The roof deck appears exclusive to the penthouse. Seems a bit interesting, not $900K interesting, but still interesting. The fact that all these units are for sale (I think only 4 total) is a bit concerning.
DZ – FYI, the penthouse unit just recently closed for $835K. This was originally listed for $999K
