Looking for a Buyer in Budlong Woods: 5230 N. Campbell

This 2-bedroom recent conversion condo unit at 5230 N. Campbell in Budlong Woods (just north of Lincoln Square) has been on the market since July as a short sale with no takers.

It was recently reduced another $11,000.

It seems to have it all with granite countertops and stainless steel appliances in the kitchen, natural stone baths, and hardwood floors throughout.

It has a balcony, which is rare for a vintage building, central air, a washer/dryer in the unit and a deeded parking space.

What more could you ask for?

Maribel Selva at Coldwell Banker has the listing. See the pictures here.

  1. Nice but boring, in a very boring, out of the way neighborhood.

The balconies were added on when it was converted.

Price seems not bad until you look around the area. You will see places like this going cheaper. Not as cheap as W. Rogers Park, directly north, where they are giving them away- but still cheaper because there is such a glut. They were converting like crazy in 2007 and 2008, far too late in the bubble. I saw six buildings in this area convert at this time.

  2. Yeah this place would appeal to me if I enjoyed sitting on the #11 lincoln bus for 3 hours a day.

  3. Sheesh. The Brown line is five minutes away on the Western bus, or a six block walk on nice days.

Not every place in the city can be within two blocks of the El.

Ok so you wait for 10 minutes for a bus at any given time, then transfer to the brown line after riding on it for 5 minutes, and then riding on the god awful brown line for 45 minutes minimum assuming there’s no “delays for signals”

  6. While I know that we cannot agree on driving vs. public transportation, is there really a debate as to whether taking a bus to get on a train SUCKS?!?!?

  7. “you wait for 10 minutes for a bus at any given time”

This is something I don’t understand–it’s a ten minute walk–why would one wait ten minutes instead of just walking?

  8. Remember the bus tracker, people:

    http://www.ctabustracker.com

If you really don’t want to walk, sit at home and wait for the bus to get close. After one or two tries, the timing is easy. (Whether THIS bus is tracked, I’m not sure.)

  9. All the busses are tracked now.

Short sale issues aside, this seems like a very reasonable price.

  10. I’m pro bus/train combos, but not when the combined trip takes more than 40 minutes or so. Might as well take the Metra from somewhere nicer.

Seriously? I hope you’re joking, dude. And that you don’t really need to have your phone calls last until the end.

    anon,
is the service really that bad? I have heard about this from a few friends. And now checking google there are alot of complaints about AT&T in chicago. This really sucks. I want the iphone 🙁 (I’m posting this from my iPod touch@ starbucks waiting for wifey to finish shopping)

I want to leave verizons insane prices and horible customer service. Looks like tmobile here I come 🙁

  14. Cell phone service just plain sucks in Chicago. I have an iPhone – it’s awesome but I would not have bought it if I knew how bad AT&T was. A friend of mine has the Android phone on TMobile. Same story – awesome phone but horrendous network.

JPS – we all know that not every housing unit can be two blocks from the El. That doesn’t mean we can’t just flat-out ignore them. Last I checked there is a surplus of housing units near the El – why overpay for something that is not conveniently located?

  15. The cell phone networks coverage is generally:
    Verizon (CDMA)
    Sprint (CDMA)
Nextel/Boost (iDEN) (but base stations are built with mil spec redundantness = coverage in a disaster, tho no 3G)
    AT&T (GSM)
    T-Mobile (GSM)

LOL Groove77 get ready for disappointment. Generally CDMA technology then iDEN then GSM for coverage.

  16. A lot of time the reception/coverage you get depends on the phone and not just the network. it’s difficult to say one is better than the other because every phone is different.

  17. We had tmobile before verizon we had only one prob with tmobile wifey got no recption at her work. So we switched to verizon. Now wifey is a stay at home mom = no more verizon.

Tipster, so you AT&T is that bad, you would think the number one phone on a metro area would suck that bad.

Bob, good looking out on that list!
I want to leave verizon, and sprint seems cheesey, crapz what is a brother to do? I wanna do some crib chattering on the go 🙁

  18. I love my iPhone, but like everyone else, I hate AT&T. I will cut them a wee bit of slack though and acknowledge that part of the problem is that they can’t keep up with demand – smart phones like the iPhone use exponentially more bandwidth than other users. AT&T’s service is worse in high-population areas, and try using one at some event where every other iphone user is, well, good luck. I don’t plan on getting rid of my iPhone anytime soon, but I will consider ditching AT&T. On the plus side, because AT&T is GSM it worked great for me overseas this summer.

  19. I’ve got an iPhone, and I’ve been disappointed with AT&T’s coverage in Chicago. It did seem to be better in other places I traveled to this year (New Orleans, Chattanooga, Jersey/NYC) but for whatever reason, the Chicago coverage has a lot of random weak spots.

  20. After four years of using Verizon with no problems, I switched to AT&T for the iPhone and have hated my decision ever since. I get my texts 20 minutes late and my signal comes and goes. And good luck if you take road trips. My coverage is absolutely brutal in Wisconsin and Michigan….. but I’ve got some rad games!

How borring is this condo that everyone is writing about cell phone coverages instead?

  21. Ak49, yes this property put me to sleep!

i dont think iphone talk on CC is irrelevant cause i will be using my moblie internet to post other off topic things on CribChatter 🙂

THANKS EVERYONE!!!!! it looks like i will have to avoid the iPhone cause if the service is that bad then i would end up with three iPod touch’s (wife has an iPod touch too). i was so hyped to get it this saturday 🙁

look like i will go to tmobile thier prices are so cheap. now should i get a crackberry or the mytouch thing? or should i stay with verizon?

  22. Delurking-
I’m a recent transplant to Chicago from the Twin Cities. I’ve had T-Mobile for years. The coverage there is spotless. In Chicago, it has been pretty good. (I live near Roscoe Village on the edge of Lakeview.) Right around the evening rush it can get a little flaky. I don’t have near the number of problems as my iPhone carrying friends. I also get really good rural coverage in MN and WI. My parents and my brother each live in a small town and in both places I get a strong signal and data coverage because of deals that T-Mobile has signed with small wireless companies.

I have the G1, which is very similar to the MyTouch, but it has a real keyboard. I’d like the MyTouch because it is prettier, but can’t really justify it.

If you do move to T-Mobile, you probably can get good deals on the G1, particularly if you like the real keyboard.

  23. All that said, if you don’t care about GSM coverage for traveling overseas, Verizon probably has better overall coverage in Chicago and elsewhere.

  24. If you don’t travel out of town much and roaming charges are not an issue, try Cricket. I have unlimited calling 24/7 in the lower 48, with texting and voicemail, for $40 plus applicable taxes. All the calls I want to make and talk as long as I want. I also have the Cricket 3G wireless card for my internet for another $35 (bundled with the phone)and it is the best internet connection I’ve ever experienced- better and faster than AT&T DSL, RCN cable, or Comcast (ugh!) Cable.

Only bad things about Cricket is that their coverage is limited to medium and larger cities- took my ‘puter downsate to Rantoul with me on the Amtrak and the signal faded completely on both phone and internet just before we got to Gilman.

And they don’t have a great selection of phones. Verizon and Sprint get all the great phones. But you can replace your junk Cricket “freebie” or cheap phone at Ebay, and get a new unused CDMA phone that was made for Verizon or Sprint and flashed to Cricket. I just replaced my trash Cricket phone with a good Motorala.

Am very happy with the Cricket service overall, great unlimited service very cheap.

  25. I’ve had sprint for a long time and found that they are one of the few carriers that works up high in high rises. I used to live on the 47th floor of a place and would have to go downstairs to take a phone call with cingular/at&t. That didn’t last long

You’re slower when it’s cold? Sure, if there’s snow/ice on the sidewalks, but just b/c it’s “winter”?

  30. If you can get an iPhone without a contract, it’s easily unlocked to work on T-Mobile with yellowsn0w or the newly-released blackra1n…

    OUCH!

its not a straight walk. try crossing the western intersection Saturday afternoon, the lights over there are on some crazy timer for pedestrians. (would have drove but didnt want to loose the prime parking spot)
