“Affordable” single family homes appear to be popping up all over Logan Square these days like this 4-bedroom Victorian at 2617 N. Central Park.

The listing says the exterior has been completely restored with historic paint colors, clapboard siding, and copper gutters. There are also new windows and decks.

The interior appears to have much of the vintage woodwork still in place.

Three of the four bedrooms are on the second floor. There is a basement, but it’s unfinished.

While the house, which is on an oversized 30×125 lot, has a garage, it doesn’t have central air.

  1. Of course affordable homes are going to be popping up all over this neighborhood. Thats what happens when a 13 year old is shot in the head by vicious thugs.

    And those copper gutters aren’t going to last long once the local gangs see them. If its real copper, those puppies will be gone within a month.

    Is December Logan Square month or something?
    There are so many other hoods that you dont touch on that are affordable and safer

    it wont be the local gangs cause they have no clue what the insane price of copper is right now. It will be the Mexican Sanford and Son that drive a 1972 rusted out ford pickup with the bed over filled looking like its going to fall out, stealing it right off the house when your home looking out your window, you even make eye contact with them and they just keep on like its nothing.

  3. Most of Logan Square is safe – in fact, several of the precincts are in the top 75th percentile of low crime areas in the city (run the maps at http://gis.chicagopolice.org/). Areas south of Palmer and west closer to Pulaski have a completely different character. That shooting was about a mile south and west of this property.

    In terms of the property, its farther from the boulevards than I would prefer (and west of Kimball). What does updated electric mean (year?) – could it handle a full load of modern appliances. What about plumbing – central heat and air? How much would it cost to upgrade those systems?

    If the total acquisition cost AFTER the upgrades is below $360-$375K, I think its a reasonable price.

    I kinda like this place, especially the woodwork. No AC’s a deal killer, but this place doesn’t seem too ridiculously priced. I rarely travel west of Western Ave, so I don’t know much about the neighborhood. Though I’m sure it’s as safe as any lilly white neighborhood I can imagine, right, Paulj?

  9. 1st lien for $256k plus 2nd lien for $32k = 90% of the purchase price was financed in 2004. It was barely affordable then and it’s even less affordable today. 20% down of $350k is still $70k, which let me tell you, isn’t as easy as it sounds for high rolling power couples making $150k a year. After rent, car insurance, possibly a car payment, a mortgage sized student payments, savings, food, etc, $70k takes at least a few years to save.

    Sure, the uber-power couple can save $70k in no time, but for the rest of us, like these sellers who bought in 2004, $32k is a decent sum of money to put down, and even then it was only 10%, and even that money was appreciation they earned from selling their condo they bought in 2001!

    Like Russ says the hardest part these days (outside of FHA loans) is the down payment because young couples aren’t that liquid.

    The problem then isn’t really the liquidity but the price, few can afford the down payment.
