We last chattered about this huge 4-bedroom new construction duplex at 3500 W. Irving Park in Irving Park in August 2009.

It has all the bells and whistles of new construction, with 10 foot ceilings and a new kitchen with granite counter tops and maple cabinets.

The unit actually has 2 wood-burning fireplaces.

The listing says tandem parking is extra.

Similarly sized units nearby have sold near this asking price in the last several months.

    wipdeedoooo on the this place. and i dont get it.
    your on Irving park
    half your sqft is below grade
    its 345k w/o parking.

    if you want to live in this area you can get an older house, not as much sq ft, on a QUIET street for a lot CHEAPER. and i can bet there will be a bedroom below grade on the older house too. plus you will get a yard and garage and in the list it wont be “extra”

  6. this place is example of whats the problem with housing in chicago. GREED and more GREED.

    developers take a lot and look at it and say “how many units can we jam on this land”.

    you see it all over SFH torn down and rezoned to throw up a 3 or six unit condos. and one unit is listed higher than the price of the original SFH.

    its GREED, cause the alderman and city will pass the zoning cause now insted of getting 5k in property tax on 1 SFH now they will get 6 5k payments for the same lot.

    all this GREED got us what?

    Not that I disagree with your point, but this place didn’t need to get re-zoned–lots fronting major streets all already have denser zoning.

    And if you want an example of no-rezoning–even where it probably made sense–look at the just auctioned off condos on Western, just south of IPR.

  8. I like the denser living areas, as long as we plan correctly for parking. Denser living = better opportunity for shops & food establishments to be walkable. I like that, plus more neighbors gives a better sense of security.

    Thus the fight to get space but remain in high density areas shoves $ per square foot up. Excluding schools of course!

    There’s a 4br listed for $139k on St Louis. And another on Ridgeway for $149. And a brick 4br on Ridgeway for $200k. And a 5br four doors south of Hot Dougs for $199. None of which have meaningful basement living space and all of which include parking space in teh price.

  13. The neighborhood of Independence Park a few blocks further down Irving Park Road is a fairly nice place to live. Large park in the the neighborhood with baseball diamonds and lighted tennis courts, decent housing stock, near public trans, farmer’s market in the summer. Decent area which of course as with most north side ‘hoods makes it much more expensive than the places anon(tfo) listed

    The $200k brick house on Ridgeway is 3938–one block from Ind. Park. I’m sure the inside is rough (no pix, and it’s a single lot), but that’ll sell way before that (really nice) house on CP you posted.

    The worst is (i posted about it before) the stretch of condos and condos in between SFH on Narragansett from belmont to addison. found out it was alderman Banks who rezoned all of it for a nephew with the Sergio & Banks buliders/real estate.

    true, but isnt that what part of a ass fee is for to build reserves for future problems?
    same should go for owning a old SFH, build a savings for future medium to big problems. or just tapp the HELOC which is what it should be intended for not a ATM.

What got us into this mess was ever expanding availability of credit and a lowering of loan standards so that people could treat RE as a speculative investment and gamble large sums of the banks money.

    Would’ve never happened if RE still required 20% down and banks had to hold the loans they originate on their books.
