11 Months Later, SFH With the Lush Garden Goes Under Contract: 1354 W. Webster in Lincoln Park

This 4-bedroom single family home at 1354 W. Webster in Lincoln Park is under contract after first coming on the market 11 months ago.

We’ve chattered about it several times including last October where we somehow discussed ARMs.

It hasn’t been reduced since we last chattered about it 6 months ago.

It seemed to have it all with 3 of the bedrooms located on the second floor, central air, a 2 car garage and lush gardens in the backyard that have even made an appearance in the Sheffield Garden Walk in years past.

Some of you predicted it would sell for around $700,000 while at least one of you predicted $575,000, due to its location.

We’ll soon see who was right.

  1. I’ve been following a few properties and I’ve see a lot of listings go to Contingent or Pending, and then just back to Active a few weeks later.

    This still needs to get through inspection, apprasal, finaincing, and closing. Good luck to all involved.

  2. it’s a charming property with loads of character, a welcome departure from the mcmansions with no soul that load lincoln park these days. i hope it sells soon to somebody who will appreciate it.

    the prior prediction of $575 seems terribly low.

    i’d much rather live here than the new construction condo development further east on webster that we discussed a few days ago.

  3. I would never want to be so near to the wasteland that is Clybourn, but you’d never find such a nice 4BR in prime LP for the price.

    You know, I’ve noticed some data peculiarities that suggest about 15% of contracts fall through within a month. So about 3 days ago I started tracking about 950 deals to see what the real numbers are. Too soon to tell but there are so many gotchas out there…short sales where the lender can’t get an answer back soon enough, listing agent misrepresents the property (hard to believe, I know).

    Please provide a link to an aerial photo of this “dump”.

    There’s a ward garage around the corner, but there is no “dump” anywhere near and the (relatively near) transfer station is west of Clybourn/Ashland on Medill, behind the Wendy’s. And that’s **still** not a “dump”.

    at least it’s not in River North–that epic fail of a neighborhood*, with all of its epic fail residents**. It’s have to be *in* a grabage dump to be worse than that.
