It also has some of the things home buyers look for in a single family house such as central air and a garage.

This small home even has the all-important second bathroom and a partially finished basement.

At what price will it take to sell this house?

  4. good location, near transit; a bit small, line-of-sight to train tracks(noise), it should sell for above 300K. (where’s this studio in the bsmt?)

  5. $11,000 off now is worse than when buyers could have gotten a $8,000 credit ($11,000 over a 30-year note vs. $8,000 cash money).

    This block is just scary, going to take quit a bit more.

    Less than a block away this was just rehabbed and didn’t go under contract until they dropped the price to $309k

  6. B, you do realize that comp only had one level above grade, whereas this one has two (even if via ugly dormers)? That place was nice (dig the backsplash) but another floor above grade is worth a lot of money.

    (Plus, per the listing, 2722 W Francis is in “West Bucktown,” *cough* so it’s only natural it’d cost more).

    I think this corner of LS is one of the worst. . . but of the bad areas of LS, I also think it’s the one that’s most likely to improve (I see ANOTHER restaurant opening up at California and Milwaukee, and when mega mall closes, that stretch of Milwaukee will almost certainly improve, and go south).

    Still, wouldn’t want to live there today (but I admit I’m scarred by the nasty gang stuff I saw going on a few blocks south of here last weekend. . . I know it’s PR pride weekend but damn).

    -is the MegaMall going somewhere soon??? I’d hope so but wasnt aware.

    PS. I saw the ‘West Bucktown’ reference in the listing. Laughed outloud. Perhaps in the future all neighborhoods will be reference as to their proximity to Bucktown. The south loop can be ‘Far South East Bucktown’ and Bridgeport can be ‘Even Further South Ease Bucktown’.

    In fairness, West Bucktown has a neighborhood association(http://www.westbucktown.org/)…so, it’s at least one or two steps ahead of East Wicker Park.

    I have been in this house, and the recording studio in the basement is pretty cool, but it is really going to take the right buyer…you know, one who actually needs the studio or has a creative vision for how the space could be potentially used.

    -I don’t think that website is giving much validity to ‘west bucktown’. Notice the ‘Coming Spring 2010’ banner. Its summer and no content on the site. Only working link is for the Paypal membership dues.

    Why are SquareD and Tom (tfo) dissing the MegaMall? It’s a thriving commercial center where were people of all backgrounds meet. These places generate a LOT of sales tax revenue. Families go there for the food court. I’ve bought tools and clothes there myself.

    It is crazy for the city to try to close down/intimidate thriving commercial centers, especially something like the old Maxwell Street.

    Here is some trivia for you all. Did you know that second highest grossing sales corridor in Chicago, after Michigan Ave., is 18th Street in Pilsen. This is measured in terms of sales tax collected. There is so much sales activity on 18th street, that it outshines most other commercial corridor in the city.

    not neccessarily ‘needing’ a studio in any part of the city, it is just when I “think” recording studio, I think of a progressive ($$$) and happening hood and for me this is not the hood.
    The few I have been fortunate enough to have visited here in NY are in some majorly expensive hoods….just makes it seem something is happening.

    I assumed that the reason there were no pictures of the “recording studio” was that it consisted of small dark box of a room with a few pieces of Auralex strewn about. Is it actually a well thought out, complete studio with a seperate control room and live room?

  15. Maybe if Mega Mall closed, the vendors would move to some of the vacant retail fronts along Milwaukee . . . especially west of Kedzie.

  16. My major issue with Mega Mall is I hear there are numerous bootleg CD/DVD, etc vendors. That is ridiculously uncool, especially in a neighborhood where you do have loads of artists & musicians struggling just to eat and pay rent.

    I am not a musician, but it was a pretty well put together studio, with two separate room, with a slightly angled glass between the two rooms, and what appeared to be sound deadening material.

    While it does have a recording studio, nobody has mentioned the fact that you can’t fully stand up in it (that is, if you are over 5’8)… I guess it is ok if someone wants to record standing up. This house is also TINY, and if you ask to see the garage you will see that it is packed to the gills with all the stuff that could not fit in the house.
