  4. not sure what parking spots are worth in lincoln square, and i don’t really know how much people like living near this fountain, but that seems a bit high to me when i do quick mental math of what you could get for that price in a variety of other locations.

    especially when you’re getting a 2BR/2BTH that is about as unique as a blade of grass.

    It is interesting that there are 2 separate and opposing views/opinions being expressed on 2 current threads (this one and the 201 chestnut thread). I had expressed my opinion that land might be the way to invest and sent a link to a seemingly great investment in St. Charles ( http://www.redfin.com/IL/Saint-Charles/3N645-Ponderosa-Dr-60175/home/17970713 ) but people on that thread keep bashing the suburbs and saying that nobody is going to move to the suburbs but here people are “bashing” the city. How confusing!!!

    I like this place, and I LOVE Lincoln Square, but I just made the transition from “infant-having-Northside-condo-dweller” to “Toddler-having-SFH-owner in Edision Park” and I did it for less than the price of this 2/2.

    (BTW, if I had $1.7 mil to spend, I would LOVE that SFH on Giddings. The only drawback for me was the lack of privacy in the back yard)

    But then again, everyone here slammed Edison Park so maybe it’s not much of a threat.

    For the record, I really like Edison Park.

  13. Thanks HD, I guess I really meant that I was staunchly PRO “raise my child in a condo in the city” until she started walking, so I switched courses rather quickly, so when others mock the ‘crib in the bedroom’ pics, I can (pitifully) identify.

    But yes, didn’t mean to imply that 2/2’s in LS (or anywhere on the northside) in any way equal SFH’s in the NW corner of the city.

  16. Personally, i really like the location. LS has a ton to offer. It’s definitely not a shitbox. Nothing remarkable, but at this price this is what you can expect. I would see this going fairly close to ask, maybe about 375.

    Land investment and development is unbelievably fraught with peril. I looked at your link and I believe your property backs up to the Wasco Sanitary sewage treatment plant – not a great feature for selling single family home lots in the future.

    No – the farm is surrounded on 2 sides by the backyards of the million dollar houses in the “fox mill subdivision”. The 3rd side is bordered by a retention pond from an “open area” in the “arbor creek” subdivision and the 4th side borders backyards in unicorporated Campton Hills. The great thing about “the farm” is that it is already zoned R1 and Campton Hills is eager for somebody to develop something on that land (government support – nonfinancial- is KEY in any development project).

  29. Well, I guess the young home-buying crowd isn’t as enamored of “green technology in home design” as the developer thought! I remember when the open-house ads were emphasizing the eco-friendly materuials as well as the really cook location.

    Because in addition to the fountain square and Bauhaus there are a number of other ethnic restaurants, boutiques and other charms of Lincoln Square.
