There is a bike room and storage as well as a shared gated interior courtyard with tables and seating.

The building does not have parking.

The listing says it lives like a private single family residence.

The main level has soaring ceilings with the kitchen/living room and a powder room.

The listing says the kitchen has been renovated with sleek white cabinets, stone countertops, high-end stainless steel appliances, and an island with seating.

The second level is the primary suite with space for a home office, a walk-in-closet, loft storage and a full en suite bathroom with walk-in-shower and heated floor tile.

There is a Juliet balcony in the bedroom which overlooks the courtyard.

There is no central air but a window a/c unit.

There’s also no in-unit washer/dryer but the main building has a laundry room. The Redfin realtor notes on the listing also says you can put in the washer/dryer (be sure to confirm this).

There’s no parking but it’s available to rent in the neighborhood. Or maybe you don’t need a car in this location.

The building allows cats, but no dogs.

This building is near the Jewel on Division, the shops and restaurants in the Gold Coast on Division, Rush and State. Old Town shops and restaurants, including Aldi, are also nearby.

There are buses and the red line stop at Clark and Division nearby.

Listed at $475,000, that is $90,000 above the September 2022 sale at $385,000.

  2. I viewed this unit. It is very cute. It has been rented out, so fraying a little at the edges, but the renovation that was done was of high quality, and I can tell there was an architect or a designer involved. Clever use of areas for storage. Darling Juliet balcony. The courtyard outside is charming. The common area with the storage and laundry area is surprisingly non-creepy for that of a vintage building. One problematic area – the staircase. There is no railing on the right side, so it is not to code. Big liability issues if used as investment property. But the bigger problem is – it is not 1,100 sf. I have owned several 1,000 sf one bedroom condos in the past, so I know what it feels like. When I got home, I calculated the square footage of the place from the layout given in the adjoining identical coach house unit that sold last year, and I could barely squeeze out 800 sf, even accounting generously for external walls. It’s too bad. If it were really 1,100 sf, this would be a good-priced unit and a very charming pied-a-terre. But the living area is just too small, and the kitchen can only squeeze in a 24″ refrigerator, which no one would expect in a 1,100 sf one bedroom unit.

  3. One other thing – this unit is priced at $90,000 higher than it last sold for in late 2022 – 23% higher after 3 more years of wear and tear by renters after the 2020 renovation. Yes, the adjoining coach house unit I mentioned that sold last year was obviously used as a comp. But it is difficult to compare conditions of the two units based on just listing pics. Like I said, seeing it in person, this unit is “fraying at the edges” due to its use as a rental property.

  4. Thanks for checking in with hands-on comments on the property Vissi. When I first saw this property, I thought it was the one we had chattered about a few years ago which was also a coach house in this complex but it turns out they are two separate units.

    It will be interesting to see how these unique properties do with this low inventory.

    I’ve seen the courtyard of this building and it’s a delight. Very private and pretty.
