Thinking ahead of what people here will complain about…
I much prefer radiator heat to a noisy individual furnace blowing recycled air. As for the laundry, while it’s convenient to have it in unit, it’s also nice to be able to get several loads done at the same time.
People on here usually complain about units that having you going through the bedroom to get to the bathroom. If someone doesn’t want people going through their bedroom, they are likely not people who would have anyone over.
This is the best TV and fireplace placement we’ve seen yet.

There’s just 87 units in the building so the laundry room won’t be that big of a deal.
Assessment is being appealed by the building, but Fritz’s first pass would about double the taxes–which would still be ~40% than ask price would imply.
Even with $4k in taxes, clear winner on buy v rent, and a good choice for a UC affiliate who is either a committed single, or not a full time Hyde Park resident.

That’s not a fireplace, it’s just a mantel.
You can accomplish the equivalent with almost every Chicago fireplace mantel if you commit to getting rid of the fireplace. This does still look better than most of them would, bc that’s a very nice looking mantel.

More like — it’d be very awkward / impossible to have an overnight guest sleep in the living room. They’d be walking through your bedroom where you’re trying to sleep in the middle of the night and/or first thing in the morning.

There’s SO MUCH MORE to Kenwood or Hyde Park than the U of C. There are people with NO affiliation to the university who live there. It IS a real neighborhood with all the amenities.
I get so annoyed by people who think there must be some “reason” you’re living in Kenwood/Hyde Park when the neighborhood is great and still improving.
They even have a Small Cheval now. Lol.
This is a great apartment for any singleton or couple who loves vintage and is looking for something affordable. Period.
This is an absolutely beautiful unit in a very attractive and well-kept old building, in one of the city’s most attractive and interesting neighborhoods.
All the upgrades in this unit are just perfect, and in keeping with the character of the apartment. I usually dislike other people’s choices, but I like everything here. The perfect condition and the off-street parking make this unit well worth its price.
The only doubt I have is about the HOA, which I feel might be just a little TOO reasonable, especially since the building employs door staff, which adds a lot to the operating cost, and elderly high rise buildings have steeper than average costs to begin with. A prospective buyer should ask a lot of questions about the budget, the reserve, and the age and conditions of common elements like the roof, the boilers, and other major systems. Too many buildings rely on special assessments to do essential replacements or repairs because they’re keeping their HOA fees too low to build good reserves.
I’m impressed. Beautiful unit. I don’t know enough about Kenwood prices to say if it’s a good deal.
