1 Year Later, Uptown 1-Bedroom + Den Sells: 1234 W. Argyle
We last chattered about this 1-bedroom unit at 1234 W. Argyle in Uptown a year ago, in April 2009.

At that time, some of you thought the $199,900 listing price was pretty close to the market for the space and location.
The unit just closed for $180,000.
It had a newer kitchen with stainless steel appliances and granite counter top, central air, and deeded parking.
The only thing it seemed to be missing was an in-unit washer/dryer.
Did someone get a deal on this unit?

- Sold in September 2004 for $230,500
- Was listed in April 2009 for $199,900 (plus $15,000 for parking)
- Sold in March 2010 for $180,000 (unclear if parking was included in that price or not)
- Assessments of $169 a month
- Taxes of $3240
- Central Air
- No in-unit washer/dryer
- Balcony
- Living room: 16×13
- Kitchen: 10×10
- Bedroom #1: 12×10
- Den/Dining room: 10×9 (apparently, the kitchen was opened up into the den which is being used as a dining room)
$180 seems a bit high to me without w/d in unit. But I do like the proximity to transit and Montrose harbor.

Yes clearly the “bonus” of living near the Argyle Red line stop is factored into the premium cost of this place. Wait, what?

Homedelete said places like this would be going for 125K in 2011. I guess we still have a year for his prediction to come true, but I don’t think that’s going to happen.
The slow grind downwards is going to continue for at least another year, especially in marginal areas like this. I don’t know about $125K, but I bet places like this will bottom out below $150K.
Some folks call this Andersonville, but it is really Uptown. It’s the first block west of Broadway.
Very ordinary stock rehab, totally lacking in charm or distinction, in extremely marginal neighborhood.

I honestly have no idea, but would guess that’s true. $1170/month makes it a nice rental asset at ~$125k.
Argyle is kind of south to be A’ville proper, but it is walking distance to the Clark Street shops. I don’t think it is any more marginal than some other parts of the city that claim to be Lakeview or Bucktown.
