$170,000 Under the 2008 Price for This Millennium Park 3-Bedroom: 6 N. Michigan
There are several resales in this new(er) conversion building at 6 N. Michigan in the Loop including this 3-bedroom on the 6th floor.
Located across from Millennium Park, this unit is in the premier Southeast corner tier with direct views of the park and lake.
It has 10 foot ceilings.
The kitchen has walnut cabinets and SubZero and Bosch appliances.
It is lacking the interior details, like curtains, that Unit #803, which is also on the market two floors above it, have. But it is also the cheapest for sale in this tier.
At $905,000 (including one parking space), it is listed for $170,000 below the 2008 purchase price.
Millennium Park used to be a hot address.
Has the allure of living near Millennium Park faded in the last few years?
Kathleen Malone at @Properties has the listing. See the pictures here.
Unit #603: 3 bedrooms, 2.5 baths, 1979 square feet
- Sold in November 2008 for $1,075,000 (included one parking spot)
- Originally listed in November 2011 for $950,000
- Reduced
- Currently listed at $850,000 (plus $55,000 for parking)
- Assessments of $1263 a month (includes a/c, doorman)
- Taxes aren’t listed. The building has a historic tax freeze good only for the original buyer.
- Central Air
- Full laundry room
- Bedroom #1: 17×13
- Bedroom #2: 15×12
- Bedroom #3: 12×10
I like this location more than the OMP.
I do wonder what the taxes would be though…
Love the location, but the apartment is disappointing. It doesn’t have any real beauty or charm, and the finishes are lackluster for something in this bracket. The best thing about it is the location of the building, and the space.
I believe this is still a very “hot” location, but almost nothing is selling as high as it would have in 2008.
I don’t get the layout. Is this a real 3BR or 2BR with den?
The master bedroom has french doors that open to the living room. Maybe it’s just me, but I love paying $900,000 for things that suck.
price per sqft is a bit on the high side, but finishes are high end and well constructed. can feel a bit dark in the bedrooms, parking garage had an odd smell, IMO second best residential views (first being 340 OTP), no pool and exercise room small, walk out the lobby into tourist central. the nicest condo kitchens i have ever been in.
that said only saw two units there dont know if others are better or worse
Yes the french doors were confusing me. I thought at least it is one of smaller bedrooms (a den really) but if it is the master , then I’d say epic fail for the architect.

WOW!!!
just looked at the pics for this unit, the ones i toured were not even close to looking this generic. the blandness in this unit is horrible considering a 905k price tag and 1.5k a month ass fee’s.
the bathroom is so Osweego townhome 2nd bath looking its ridiculous.
i dont see how this can sell with other units here being so, so, so much better.
One day…..
Went to the dentist last week. He is in the 30 N. Michigan Ave building and overlooks the park. Every time I am there it reminds me that someday we would love to have an in-town that looks over M.P. Got married and had our reception there a few years back so for me it will always be a special place.
I suspect that the area will always command higher pricing at least by PSF measurements than other close in locations but it will take a long time to get back to the hyped up 2008 pricing.
Despite the cost overruns and other issues of getting it finished Millennium Park was simply an interesting and wonderful improvement to Chicago’s front yard. Any units that overlook the park will be in limited supply and higher demand from some buyers for years to come.
Did the penthouse for this place ever sell? I remember it was featured on here a loong time ago.
“the bathroom is so Osweego townhome 2nd bath looking its ridiculous”
I just spit out my coffee, thanks for the laugh!

“just looked at the pics for this unit, the ones i toured were not even close to looking this generic.”
Yeah, when you were talking about the high-end finishes, I was a little confused.
Someone saved big money at Menard’s
“I just spit out my coffee, thanks for the laugh!”
i do what i can when i can, all i ask is a little coffee spills in the process i will consider a good job done
Nat,
given i only toured two units and was under the impression that most units were to be sold unfinished and the buyer was able to pick out form the builder (from a limited selection) of stuff. i dont think that these finishes were in that selection.
also from what i grasped that most units were to be done high end, even in the 1 bedrooms.
“Yeah, when you were talking about the high-end finishes, I was a little confused.”
My grade school marching band used to perform in parades out in Oswego (circa 1980). It was so far out in the corn fields, it felt like Iowa. I could never have imagined the “suburbs” reaching out to places like Oswego, Plano, and Manhattan.
love those 10 inch ceilings.
“love those 10 inch ceilings.”
def makes it “intimate”!
re: oswego vs chicago
Honestly, most people don’t realize that living in the city is just one big facade (esp after you have children). You expect to do so many things (go to nice restaurants/bars, the zoo, museums, the symphony, etc.) but VERY VERY few people do (because of the everyday stresses in life – it just isn’t practical). I have lived the life and can tell you that it is a big lie. You are better off living in a nice big, cheap place in oswego and then taking weekend trips at your leisure to chicago. You can have a GREAT time with all the money you have saved. Seriously – really think about it and you will see that I am right.
[in Jim Mora “playoffs??!!” voice] Oswego?! Geez? Oswego?? [shows disgust]
Time is money friend, you should realize that people don’t want to spend their lives commuting and would rather spend it with their families
“Time is money friend, you should realize that people don’t want to spend their lives commuting and would rather spend it with their families”
Just get a job in Oswego! I hear the opportunities are limitless!!
“Seriously – really think about it and you will see that I am right.”
thought about long and hard, all i was able to come up with it that mathematically and monetarily that you are a huge Tool.
“Just get a job in Oswego! I hear the opportunities are limitless!!”
If you can make it there…. you can make it… anywhere….
This place is dark. Notice there are very few overhead lights. Epic fail. The developer was so cheap he did not even put in junction boxes to hang light fixtures. Horrible track lighting. There should be small canned lights in the kitchen and hallways and dynamic fixtures elsewhere at this price point.
“you should realize that people don’t want to spend their lives commuting and would rather spend it with their families”
LOL I get comp’d for commuting. And while gas costs me 7-8cpm I get reimbursed at 55.5.
So for me I don’t mind commuting and I got a lifetime subscription to sat. radio. I even hope a well heeled exec will hit into me some mornings in rush hour, I got the link for the neck brace & all–I am def. not going 65 in that left lane, esp. in AM commute (PM commute its not possible). Some b**ch almost did the other week…but she was driving a Nissan..not worth the risk. If I’m gonna get hit I’m hoping for 5 series, minimum. A Lexus ES would be okay too though I guess.
Groove, you’ve got skills but this time around I think clio’s got the funnier post:
“Honestly … I have lived the life and can tell you that it is a big lie… Seriously…”
That’s pure gold, banged out on-the-fly (like yours), but it’s the Adam West-as-Batman type stuff that you can’t deliver, honestly, seriously, think about it and you will see that I am right.
He loves the nightlife
He likes to boogie
On the disco round… oh yeah
“think about it and you will see that I am right”
agreed
The developer just did an MLS dump of some of the remaining units. Six units just listed three days ago.
