Another Summer Is Here and 919 W. Wisconsin Is Still On the Market
There are some properties that have been on and off the market nearly the entire time I’ve run this blog (which was started in 2007).
This 3-bedroom at 919 W. Wisconsin in Lincoln Park is one of them.
We last chattered about it in January of this year. See our chatter here.
But it was withdrawn and re-listed this spring for $179,000 more.
If you recall, this property has a unique outdoor space with multiple decks, a green house and gardens totaling 1144 square feet.
It also has 3356 square feet of living space on two levels, including a lower level recreation room.
The kitchen has stainless steel appliances. Despite it having a new agent, there are still no pictures of the bathrooms in the listing.
Built on a 25×73 lot, the property has windows on 3 sides, central air and 1-car garage parking with a parking pad for a second car.
It is apparently part of a 2-unit association.
There have been several lis pendens foreclosures filed on this property, the oldest being nearly 4 years ago.
The average time for a bank to repossession is 18 months in Cook County.

I have always loved this property at the corner of Fremont and Wisconsin. It’s a beautiful street and a great use of an old structure. However the taxes are puzzling. I paid almost that much for a 1500 square foot town house one block away back in the 90’s. Just saying.
Other than location, there isn’t much about this that justifies $1 million+. No curb appeal, only three bedrooms–one of which looks like a basement lair–just two and a half baths, and disappointing floors throughout (is that really vinyl in the kitchen?)

These sellers are delusional.
I think someone commented that the basement is more like a modified crawl space, the ceilings are super low.
Thats probably killing the price, most people at this price range want a full basement and to include it in the square footage is lame.
Also get rid of the fing lineolium tile that looks like shit, and maybe re-finish those parquet floors as Im sure they look worse in person
Basement space shouldn’t be counted as part of the square footage. This is a misleading listing.
Sonies, linoleum would be a major upgrade from vinyl–at least that’s a natural material. These floors just look so cheezy, including the parquet.

I wonder how much the assessments are….
We went to the open house today. There are 3 bedrooms up. The basement lair isn’t in the number listed. It’s got a 19×19 storage loft in the garage. The taxes are up to about $6,800 with the latest reassessment, but still about 40% what I’d expect in this price range. Assessments are about $200/mo and include insurance and water.

Thanks for the update mda. Was it crowded? Did you go to other open houses as well? What was the general tone out there?
I only have a sample size of two and we came right at the end for both, so it’s probably enough to draw any conclusions from. We were the only people at this open house. The sign in sheet had a separate page for each person, so I didn’t see a list of how many attended. The other place we checked out was a 27th floor penthouse 3/3 close to the lake in Lakeview. We also all alone for that one.
