  1. Ive never seen a home that didn’t have a single item on the wall (Save for the TV). its a shame as the place could look pretty cool with some design help. If they paid someone to stage this or did some renovation, this would probably move.

    but at least the flatscreen is mounted above the fireplace…

  3. The neighorhood between pearson (S), east lake shore drive (n), lake shore drive (e) and michigan ave (w) is chicago’s best kept secret. It is absolutely the best location in the city for several reasons:
    – it’s incredibly quiet at all hours
    – it’s centrally located – ridiculously easy to get around
    – it’s probably the safest area in chicago (I have lived there off and on for almost 50 years – been out at all hours of the day and night and have NEVER seen or heard of any issues/problems with violent crime,
    – there are no sketchy people walking around at night

    It is the last two things that make it the best. There are no other areas in chicago that are this centrally located that are this safe. Go west of michigan avenue or south of pearson and see what sketchy people approach you.

    Absolutely great deal for the money. You won’t pay much less than this for a comparable unit in a Lakeview vintage high rise.

    The HOA is pretty much what you would expect for an elderly high rise with a high level of service. These places tend to have big payrolls.

    The taxes are a little higher than they ought to be.

    Sure, the place could use a little work if you want it to be perfect. But it is very attractive as it is, and it is in the absolutely best location in the city.

    That all said, you will notice that the values on all of these older high rises are falling relative to other types of property, because these buildings are extremely energy-inefficient and expensive to run. And they are getting worse over time. We who own these places need to start weatherizing these old places and otherwise improving their efficiency, or many of us will end up being priced out just by energy costs.

    Those 3M command strips are f’ing amazing. Haven’t had to put a nail in any wall for anything under 15lbs since I realized they exist. I bet renters probably love those more than i do.

    I love this place for what it is at the 2013 sale price (due to the high ass fee $1,241 a month). its a perfect in-town. That kitchen is decent sized to for full time too. I love the classic separation of spaces.

    That second bath looks tight, but its a second bath. It should have stayed a powder room. that placement of the shower door is Balki Bartokomous hilarious. there probably was a shorty tub under the window and the water closet and vanity on the left wall before they changed it.

  6. The stairs in front of the kitchen window are awful. The building also has a weight limit on dogs. (What happens if your dog gains weight? Do they have a scale to weigh dogs?)

    That being said, I love this area. It is very quiet and beautiful.

    BTW, as far as the place goes, I think it is reasonably priced given the highish (but not crazy) assessments. It looks more like a European apartment which might be why it is is less popular?!

    I am okay with a fire escape being near a kitchen window. actually of all the places outside the kitchen window would be the best for noise and privacy (maybe not the best if there is a kitchen fire.)

    If you’re using Roman numerals, use bloody Roman numerals. 2000 in Roman numerals is MM. Not this ‘2M=2000’ hybrid nonsense.

    We already use the metric abbreviations in computers. 2M means 2*10^6. 2K means 2*10^3.

    Get over the europhobia or whatever and deal with it please.

    Anyway, this is a beautiful building in a great spot. The ongoing costs are high but that’s part of the deal. Seems priced right to me.
