2-Bedroom Donohue Loft with Original Factory Door: 727 S Dearborn in Printers Row

This 2-bedroom in the Donohue at 727 S. Dearborn in Printers Row came on the market in June 2021.

Built in 1913, the Donohue has 102 lofts, including some in the timber part of the building and some in the concrete side.

The concrete side has the original vintage iron cage elevator.

The building has a gym but no door staff.

This unit is on the top floor of the concrete portion of the building and has a skylight and roof rights.

This loft has an open floor plan, tall ceilings, exposed brick and the original hardwood floors.

It has a wood burning fireplace.

The “gourmet” kitchen has granite countertops, an island, and Subzero refrigerator.

The full bath has a clawfoot tube and separate shower.

The listing says the half bath has been “newly renovated” with quartz countertops, gold fixtures and a smart toilet.

This loft has “fresh paint” and “new stairs.”

It also has the original factory vault door.

This loft has some of the features that buyers look for including central air and washer/dryer in the unit. There is no parking with the building but there is deeded garage parking available one block away for $50,000.

At 2250 square feet, this loft has “flexibility” with the floor plan.

Listed in June 2021 at $750,000, it has gone under contract once, and has been reduced $50,000 to $700,000.

Is this a deal for the square footage?

Lauren Mitrick Wood and Laura Davis at Compass have the listing. See the pictures and floor plan here.

  1. Wasnt this one on CC previously?

Looks like the dates are screwed up

Cool space for someone that has a WFH business like the current owner. Layout is a challenging wrt the bathrooms

Owner added the AC unit. HOA is nuts

Would be nice to see the roof top area

  2. very unique and cool space, but this is a large 1 bedroom 1.5 bath pretty much and that’s fine. Probably more useful and livable for most young folks these days. Just buy a hotel room for your guests if its that big of a deal rather than screw up this classic loft layout.

  3. Cool place. Would be better with 2 full baths.

Something I’ve been curious about for a while… Printers’ Row lofts seem to have WAY higher assessments than lofts in other areas, even in buildings of similar age. Anyone know why that is? Or is it just confirmation bias on my part?

  4. Feels more like a workspace than a home to me. Too cold for my tastes, especially with all the pipes in the ceilings. That HOA fee would make me cringe each month when I would see it come out of my checking account. Who is this place for? A successful artist? A younger Trustafarian?

  5. “Sold in July 2021 for $385,000 ”

Was actually July of ’12. Flipped number typo.

    Prior was July-97 for $227k.

The square ducting looks pretty bad, especially the basic, and inconsistent, strapping holding it up.

  7. What an odd place. It has character, I’ll say that for it. The bathtub in front of a window with no shade looking smack into windows of another building tells me it helps to be an exhibitionist if you plan to buy.

there is a shade there. it’s on the bottom of the window. it’s a top down, bottom up blind.
