2-Bedroom Duplex Up with a Retractable Pergola for $575,000: 2836 N. Southport in Lakeview
This 2-bedroom duplex up at 2836 N. Southport in Lakeview came on the market in February 2025. I don’t have a picture of this building so you’ll have to make due with St. Alphonsus Church up the street.
Built in 2001, it has 4 units and covered parking for 3 cars behind the building.
The listing calls it a “quiet section of Southport.”
This unit has been “thoughtfully updated” including with refinished hardwood floors on the main level.
The main level includes the living room, which has a gas fireplace, the kitchen/dining room combination, a half bath and the laundry.
It has a “contemporary” kitchen with upgraded green cabinets that reach the ceiling, stainless steel appliances, quartz countertops, a wood island with seating for 2, an area for a dining table and a board and batten accent wall.
The second floor has both bedrooms, which are carpeted, and a jack-n-jill bathroom with a marble double vanity, a glass shower and a separate bathtub.
But the big feature of the unit is the large private terrace off the kitchen which has lush landscaping, 2 gas hookups, an outdoor television and a retractable pergola along with privacy fences.
It is enough space to have a full sectional sofa and a dining table.
This duplex has the features that buyers look for including central air, washer/dryer in the unit and one covered parking space.
This building is located in central lakeview near the shops and restaurants on Lincoln, Diversey and Ashland. It’s near several bus lines and the listing says it’s “conveniently close” to the brown, purple and red line trains (red line?) but I leave that up to all of you to tell me if this is “close” to the Brown/Purple line stop.
Listed at $575,000, that is $110,000 above the 2021 sales price.
I recommend checking out the pictures from the 2021 listing for “before” and “after” comparisons.
Will the updated kitchen seal the deal?
Stephen Hnatow and Ashley Volden at KellerWilliams ONEChicago have the listing. See the pictures and floor plan here.

I LOVE what they did with the kitchen. I’ve seen green kitchen cabinets in several properties this week. Is this the new “in” color? Are we done with blue now?
June 2003 for $364,000 + CPI = $629
June 2011 for $303,500 + CPI = $427
June 2017 for $467,000 + CPI = $605
April 2021 for $465,000 + CPI = $553
It’s well more than $25k better than at purchase, but it looks like every other owner gets clobbered.
Do not like the uncovered, outdoor entry step. Do like it as a dink place, with the 2d bed really an office/den.
New kitchen is a massive improvement even if someone hates the cabinet color (I’m neutral).
