We first chattered about this 2-bedroom authentic loft at 154 W. Hubbard in River North in November 2008 when it was the “first re-sale” in the mid-rise loft building.

It was removed from the market in 2009 but has now returned and is priced just $10,000 under the 2008 asking price.

The listing is also still calling it the “first re-sale” in the building (which is technically true as no units have actually re-sold in the last 2 years even though this one was listed before as the “first re-sale”.)

The 18 unit boutique loft building was a Studio Dwell project in 2007. 

The unit has exposed brick, timber ceilings and wide plank hardwood floors.

The kitchen has Italian cabinetry by Copat, Jenn-Aire stainless steel appliances and granite counter tops.

  4. based on that floorplan, call it 1450 SF…that’s $400+/SF …plus a balcony. i like River North too but not at those prices.

    seems like a stubborn seller more than anything. on and off the market for well over a year and a half now, yet only dropped price by only a token amount.

    going to be a long time waiting at that level.

    for $589K I can get 3 bedrooms, at least 500-600 more SF, and still have a comparable kitchen with change to spare in the West Loop.

  5. 2007 purchase price included parking? So they are trying to sell at $42K over the late 2007 sale price? On the bright side, the assessments are low.

  6. haha, so there isn’t a pool? What is wrong with these people that are posting these listings? WHy can’t they sow us what is really included and not included. When I sell my place I may just throw in a picture of a porsche and a hot tub, why not, others are doing it!

  7. They actually rented this unit out in may of 2009 for $2550/month, which means if I was bringing in that amount I would offer around 400K topped out.

  8. 19 months on the market yet only a $15k price chop?
    While it is a somewhat nice place, staged very well, has all the required extras and is in a great location, I think a buyer looking at the pricing history would be discouraged from making an offer. Obviously the owners are emotionally attached and that will mean problems in getting offers. They need a chop of another $30-50k to generate any interest…or rent it out more and avoid the frustration.
    Looking through the floorplans, I noticed there is a lot of wasted space because of hallways and inconvenient layout. When I think of a loft space, I imagine a ton of usuable, flexible space…this place does not offer that.
    Do like the top floor rooftops though…too bad this one doesn’t have one.

  9. If they are looking for a renter I’d jump on that place at $2500/month. Love the area and walkable to work. But the price tag seems high to purchase. I’d probably bid $400k.

    That actually took me a minute! The Fordham property is gorgeous! Too bad it’s really ~$1.3. 🙂
