2-Bedroom Loft in The Sexton Sells For Under the 2001 Purchase Price: 360 W. Illinois

We last chattered about this 2-bedroom loft in The Sexton, the large timber and concrete loft building at 360 W. Illinois across from the East Bank Club in River North, in December 2010.

I asked if the 2001 price wasn’t now the current market for this property.

Some of you thought the listing price was a deal.

It sold in February 2011 for $25,000 under the 2001 purchase price.

The unit was in the tower portion of the building so it didn’t have timber ceilings or exposed brick.

At 1670 square feet, it had 11 foot high finished ceilings.

While it was a corner unit, only 1 of the 2 bedrooms appears to have windows.

The kitchen had white cabinets, granite counter tops and some stainless steel appliances.

Are prices now below the 2001 level in The Sexton?

  3. Would it be legal to close up the open portion of 2nd bedrooms with no windows. I would think people would appreciate the quietness rather than the little natural light and tons of noise that comes through the opening.

  4. Mike – OK to do so once you have purchased the property; however you might want to keep a light source in the form of a window or at least glass blocks.

    — I closed my second bedroom up with opague (white) glass. Natural light gets in but the sound stays out. Still legal and can be done for about 2K…worth it.

    This was a good deal. Yes, it went under the 2001 price but other than closets everything is original…even those bad vertical blinds. The kitchen and baths are dated. Good layout and will make a great loft with some updating.

  6. Mike HG, I plan on having theslidingdoor company make me a custom two or 3 paned sliding door/window for my open space. That way there can be some airflow as well as privacy when I want it. Also it will allow light in the room which is important. I got a quote from them for about $1400 installed and they have all sorts of different trims, visit their website its pretty good. And they are a local company in RN.

  7. The buyer(s) got a great deal here. For the money that’s a lot of space in a great building. As far as the taxes are concerned, I’m sure they’ll be appealed.
