If it looks familiar, it’s because we last chattered about it in 2010.

When it sold that August, there was an interesting discussion in the comments about the overall market conditions and FHA loans.
Built in 1898 on a 15×118 lot, it has a fully enclosed backyard but no garage or parking as the house abuts the Metra tracks in the back.
The kitchen has white cabinets and white appliances with a tile backsplash.
The second floor has 2 bedrooms and a full bath with skylights.
The house has central air and a basement, but it’s unfinished.
The 2010 seller saw 22.5% appreciation on the 2003 purchase price despite the Great Recession.
This seller has listed it 17.8% above the 2010 price, at $444,000.
Is the market hot enough to support the price hike?

Yeah, def 25′ here. There are some 18′ lots in row house spots closerto the loop.
The first floor of this house is a whopping 660 sq ft. Plus the upstairs dormered bathrooms. Add in two dormered bedrooms up stairs and you get the whopping 1,092 sq feet. The yard looks SOOOO long because the foot of the house only goes back maybe 40-50 feet? The lot isn’t even a standard 25×125.
$444,000? This is a tear down.

It was a tear down each of the 3 prior sales, too, but there’s only so much market for goofy $1m+ places like next door, which is the only way to justify a $400k lot.
The posts supporting the beam shouldn’t be on ‘risers’ like that, even if they are adequately bolted in. Recipe for a big problem.

I would think it would be an AWFUL candidate for a teardown. There is NO parking. And unless you get the city to agree to front facing (which is very hard to get the city to agree to) no matter what they build here it would have NO PARKING.

Actually–by no conscious intent–drove past this weekend. There is another cottage two or three houses north with a for sale sign–but I can’t quickly find the listing.
Also, the place to the left in Sabrina’s pic has a curbcut and street facing garage–along with a double lot. The two teardowns sold for $240 (in ’00) and $280 (in ’03).
It’s also just up the street from this place: http://cribchatter.com/?p=8907 which apparently sold in Mar-11 for $1.375 and is now complete and apparently lived in.

Yes- a DOUBLE lot. I doubt the city would allow it with the single lot in this location.
But what do I know? I saw a house in Lakeview go under contract almost immediately that backs up on a smaller than normal lot right on the Red/Purple line.
Yeah- that’s how I want to spend all my days and nights- listening to the red line just a few feet from my windows.

There is no such thing as “north lanthrop” so I don’t know what you’re talking about. This is just a block south of Belmont. If it was on the east side of the train tracks, instead of the west, it would be considered Lakeview. If it was a little more to the west it would be Hamlin Park neighborhood of North Center.

Of course, it is fair to note that it is Lathrop, not Lanthrop. And to the extent that North Lathrop is recognized (kinda, but not really at all, like recognizing Russian Crimea) it is located entirely west of Damen, just like Lathrop. Like I said: this is NorthCostCo (or NW LincolnPark, or “steps from SoPoCo” or “convenient to the lava-hot Clybourn Corridor” or or or).

Abutts the rail and is a tiny footprint, albeit larger than the subject of this discussion.
The house is actually very charming. It’s a cute starter home. The yard is nice and the front porch is sweet. It’s good for a young couple before they have kids or with a toddler. The house can’t accommodate much more than that. As for the curb cut next door, all new builds in the city must have off street parking. So, the city has to give you a curb cut but they make it as small as possible and give you grief about trees. You have to pay for any tree that is being torn down irrespective of the horrible condition it may be in because the city doesn’t take care of the parkway trees.
