Could use a little refresh.
I don’t think being a large 1 + den like this is really a hinderance in this building, in this neighborhood, in this price point. At most, two people will live here fulltime, but there is also a good chance this goes as an intown for an older couple. There are plenty of two or three bedroom options at this price point if you don’t mind being in an older building (which you don’t if this is under consideration). Other than no bathtub in the primary bathroom, I would have problems with the floorplan.

Probably not cross shopping $1MM and $2.7MM. Everything is nicer about 4002. Other than the stairs, carpet, and bathroom in pic 32 (just paint really), I like the more dated design better. I even like the art. The giant pink piece would look great in my foyer.

Given how high transaction costs are I am always floored when I see how frequently some units change hands. Seriously….no one appears to want to live here for very long. I would scour the condo board meeting minutes and find out why.
Nice but not 200k then $7500 per month nice.
Great terrace and I like the “clean” finishes inside. Views are kind of meh, too many buildings in the way. For a terrace this big at this location, the ask looks fair to me.
