Nice that they came back and shot those evening pics – for this commission range that should be the standard, especially when the outdoor space is a big part of the pricing. Love the sauna.
Given the pricing, and how much went into the awesome outdoor space, it’s obviously a big drawback not having a powder room serving that level.
Also, at $4.7 + nearly $2k/mo fees, it would seem that there are many other properties in buildings with great views (from the indoor living space, where occupants spend most of the time), amenities/service, and fellow residents with units in this range (how many units in this building or on this block cost this much?). And some SFHs in the ELP/GC?
Looks like there is some efflorescence or water staining on the outside of the brick in front, which could mean a moisture issue & some expensive repairs.
Really nice and the outdoor space is great. Wondering who the buyer would be, though. At this price point, you could get a SFH or a unit in a high rise with outdoor space and spectacular views.

There is another PH unit, that sold for $3.7, the 3d and 4th floor units were $3.2 & $3.3, and two maisonettes at $2.3. Only the 2d floor units were under $2m–all in 2019.

this is the most expensive condo currently available in LP. You really want to only live in a condo to buy this. SFH’s are available not too far away at similar price points.

Perhaps this buyer would travel a lot and doesn’t want the security issues with dealing with leaving an unattended single family home for weeks at a time. I’m thinking of a professional athlete. Also, that person may live somewhere else in the off season which makes a single family home very impractical. With condos, you can lock the door and walk away.
Certainly could be an argument that you could buy a downtown high rise condo for this price. But few would have this kind of outdoor space, although they would have more amenities and door staff. But that has privacy issues going both ways right?
There’s a big difference using a rooftop deck that is on a building that is only 5 or 6 stories tall versus one that is 20 to 70 stories tall. The higher up you go, the less usable the terrace becomes due to wind and weather.

They were doing repairs of some kind when I walked by recently. Had some scaffolding up. Not sure what it was for.

That’s not saying much as there are just 177 properties available in all of Lincoln Park right now. But to get a condo this expensive, you’d probably have to be in a building like 2550 N Lakeview.
And you have to move fast. There’s a $3.475 million unit under contract after just 20 days. (But selling for about the same amount as they paid in 2018.)
There is another unit for sale in this building right now and it’s under contract.
It’s so slow out there, I’m again having difficulty finding properties to crib on. There isn’t going to be anything new on Wednesday. Given the slow week, I may wait until after Labor Day. But let’s see.

I went to some open houses this weekend and they were packed. Couple dozen people coming through. Not sure if that’s because of the changes in buyers agents or just demand.

This is another very expensive condo in LP. I toured this and the other three properties the developer has on Howe (both duplex down).

If that and the featured one were my only two choices, I’d be trying hard to get this seller down ot a more reasonble price. Like this one waaaay more.
